It also seems to depend upon the concierge. I had submitted a quote similar to the ones I saw being matched, my concierge declined to match, stating initially it is not being shown on the rate sheet, and then after I submitted the locked LE the following day, the rate had points and expenses over 3 so could not match. My rate was 3.0 for 30 yr plus lender credit. Luckily they approved the $1k guarantee, I had closed the day their price guarantee was changed. It took a while for getting the approval. We may want to indicate who the concierge and processors are who are approving.

Sounds like this is a pre-match/beat offer from Better. If so, don't bother focusing on it. The initial offer is rarely ever competitive (there have been a few outliers). My 30 year rate table is attached, but that is after two matches.

It's the title insurance and closing/escrow services needed for your location. Contact your local home title services company to find out. Generally the title insurance is regulated and there are 3-4 major companies who underwrite the insurance. price will likely be the same for the same underwriter in your area. Escrow services may vary. Ask for discounts...refinance /reissue , senior, government, lender (Better or other lender) discounts. Your state may also require the escrow fees to be filed with the state financial agency, in which case the filing will likely be available online.

Got an appraisal waiver. Fannie has my house at a ridiculous high value, but I'm not complaining.

Sent it to Better, but was thoroughly unimpressed with their customer service. Couldn't get a hold of anyone that could actually make a determination of if they could match it. And I've been contacted by three different people from better leading up to this but nobody can't return a message.

Meanwhile I have to say I've been very impressed with Watermark. Been dealing with one person. Emails/texts responded to in minutes and every time I've called he's picked up. Apparently my wife's company reports to some system they can use for income verification so I don't even have to send tax documents and W2s. They just needed homeowners dec sheet, mortgage statement, and photo IDs.

Edit: Figures, right after this got the updated loan estimate from Better. They ultimately did match.
I have the same concern about my house being valued so high by Watermark which they claim was based on Fannie's own estimation.

It just doesn't seem right and I am worried that when a more accurate value is reflected on the official loan document, figures might change to the borrower's disadvantage.

Anybody can chime in about the possibility of such scenario?

I have refinance in end of may and have paid my first installment on July 1st. I have provided my last 5 digits of Amex card to Better.com. I have not seen the money yet. Hopefully it will come soon.

Ended up locking with another vendor. California refi, 2.75 rate and apr for a 30yr.

Has anyone backed out close to closing with better? We locked June 20th and are close to wrapping up. However we locked at 3.0 w/ $500 credit and now have LoanCabin offer for 2.5 w/ $2000 credit. Blows better out of the water even with Amex credit and saves $20k over life of the loan

If better won't match (and I know they don't have to) can I walk away at this point and go with LoanCabin?

Is the rate for 15 or 30 yr? Is it refinanced? I just refinanced, depending on your state you can back out even after signing the papers 3-4 business days. Therefore your loan does not fund at closing when refinancing, it gets funded 3-4 business days afterwards.You may loose the appraisal fee if you paid out of pocket and they were going to reimburse you.

20 year refinance. No fees paid by me at all yet.

my refi funded 5/28. amex shows I received my credit 6/10, however it didn't show in my online acct until the statement closed on 7/10.
