Sharing my experience with a Better pricematch:
TX property, 70% LTV, 780+ FICO, ~$300k refi on 30 year fixed:

LoanCabin - 2.625% with $600 lender credit (don't know what A+B+C is, have not received LE)
WM - 2.75% with $4k (A+B+C) costs and $3k lender credit with LE
Better - Matched WM with 2.75% with $2.6k (A+B+C) costs and $2300 credits

I wish LoanCabin moved faster (application with hard credit pull on 7/13) but other than email quotes, have not been able to get anyone on the phone.
WM has been SPECTACULAR to work with, super fast & responsive. Needed to have hard credit pull to get WM but was great to work with.
Better had a pretty horrific first offer ($7k A+B+C with $0 credits at 2.75%) and really trimmed it down.

Got 2 offers for 15 year fixed. This is in FL btw

2.25% rate / 0 points / $123 lender credit / $2,864 closing costs.
2.375% rate / 0 points / $477.56 lender credit / $2,509.78 closing costs.

This was my experience as well as I was able to get several thousand knocked off closing fees when asking just before scheduling closing. Rates had fallen quite a bit over that period which is why I think they were open to it. The roadblock I hit after locking was that they would adjust fees but not the rate. Have others actually been able to move their rate down with matches after locking or just the fees total? Wondering because I am about to lock again.

B for fixed that you can't shop for should be standard. It's $1500 for me (I'm in NY also).

C, with the title services, total cost is lower than the company my lawyer used when I bought my house. But, a few people in this thread said they shopped around and found lower pricing. I need to check into local NY title companies for a few quotes ... saving 500-1000 on title services would be pretty substantial.

But, of course, the one thing I'm waiting to see if it works out is if the CEMA is approved. I remember looking into refinancing 6+ months ago and asked my current back, they said they don't do CEMA but who knows what Better might be able to work out.

I am doing CEMA too. I think it's the default for NY loans. It's interesting how some people are able to get such low numbers for A+B+C. My LE also shows a $750 attorney payoff fee which seems redundant. I need to ask them about that.

Thats a big credit for no points. Too good to pass. Let's see if it works out. Its not even a slow season to give out big credits to lure customers. Almost everyone would like to refinance now given the rates
