Notary and closing
Here is what you can expect or ask for from my experience:
1. New pen for signing wiped thoroughly
2. Pen stays with you after signing
3. Only material they will touch would be your ID
4. ID would be wiped and returned back
5. Can expect gloves to be worn
6. Signing can happen in your front yard or in your garage
7. If you have a Costco table then you can sit on either sides to maintain distancing
8. Masks might be recommended given new guidelines
9. Plus discuss with the notary!!

b) your loan servicing alone could change hands
c) your loan and loan servicing could change hands.
All these are not necessarily because of a refi and you have no control over when or who it will change to. It all depends on the current investor deciding to sell or change the servicing company.
TMS is a servicer but in some case also holds the loan as well most times temporarily when you refi through better.com and sometime for longer. In most cases a servicor change is the only one that affects the end users like us. Who holds the loan is very little consequence to you and me. When servicors change outside of a refi - that is when the scenario I mentioned will be a messy for the borrowers like us.
There is no threatening to withdraw.

Not sure what your information but if I put my information in for a 15 year a 2.25% comes back at has a lender credit of $294. Click on view details and you will see your cost breakdown. My estimated cost is right around $2,500 so would be a break even if I did that. I just did a 30 year so I'm not. So I would not even consider Quicken if you are wanting to go that way. Get yourself a LE and see what Better will do with it.
