Ok, thanks! LC is the only lender currently showing rates that are below my refinance trigger point right now.

I've watched a couple of other lenders and it seems that they have raised rates (despite rates actually dropping overall) after they became swamped with apps.

My suspicion is rates are going to continue to trend down, so I'd like to wait to do the better.com match as close as possible to 30 days out from my app. But I also don't want to lost the only lender I could really use to match at the moment.

Will see...

How long is WM taking to respond to their online application?

Have submitted online application a week ago and still waiting

I applied wednesday evening at Better, finished thursday and applied thursday to WM, LC, LD. LD was not completitive in my opinion. Both WM and LC indicated someone would reach out to me soon. I'm hoping they have something good to offer becasue betters rates are not good either. I'm at 75% LTV, home value 275K, 30 fixed with a goal of 2.75% or less with hopefully at least 2K in my pocket when ALL is said and done.

LD was not even close to that.

Im currently at 3.25% from May closing where I came out $1000 to the good overall.

Credit for me and my wife are 795-815 range.

Hoping WM and LC call me this week. I'm in South Carolina.

Did you do an actual application or submit the form for a rate estimate with WM? If you just did the form for a rate estimate contact one of their reps that is licensed for your state. Heck contacts two or three. So who responds the fastest and who is willing to work with the rate and fees. Then do the application with their link. I have made this suggestion a few times to save the waiting game with WaterMark. I had a loan estimate the same day I applied with the rep I emailed.

It's not on their site. You have to use the method I posted two days ago with NMLS search. It works well.
