Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Yes, you want to compare A+B+C between lenders. However, that doesn't mean that the total of E+F+G+H will be the same between lenders. In our case, we saw big differences between lenders. Some required 2-3 months of prepaid property taxes or insurance while others wanted 6 months or more. That can add to your closing costs, but is not a hard refi expense.

Posted this in other Amex Better thread also, just so that everyone is aware.
My experience with Loancabin has been super awful. I am not sure how it worked for you guys. But these people are way unprofessional, they dont have a good number to call. It leads to voicemail and then that person will never return your call. After couple of days of wait, I got an email and setup a call using their call appointment feature and as expected no call came at the schedule time.
Just FYI, I will not trust them to handle my mortgage. If they cannot show interest in this phase of quoting me, I cannot trust them with financing or for whatever reason if I need their help.
Go somewhere else !!

Do different lenders' policies on prepaids also vary at closing, or just on the loan estimate? Do lenders sometimes list just 2-3 months on the LE, but then collect more at closing (e.g., if taxes/insurance are due sooner)?

I then received an e-mail from them 30 minutes later saying: "Thank you for inquiring with us! Unfortunately at this time we are not licensed to do business in your state".

I was close to submitting my application online in their system but then decided not to, if I cannot reach to someone over phone or if they cannot call me be back at scheduled appointment, that is a red flag for me, no matter how good their rates might be. If you are able to get a rate from them then use that to match with better or elsewhere and move on. I have not seen someone that unprofessional yet !!

Read the thread below for some more information, though it is driven by the $2500 amex dea. Still lots of great information.

Escrow on the LE is all over the place. When they do that, they have no idea when your taxes are due or when your home insurance is due. I was able to negotiate it away after the lock and threat to go elsewhere.

DO A SPREADSHEET and list all the costs,rates, etc.

As long as there is no prepayment penalty you should be good. Just make sure any fees make sense.

Yes you can always immediately refi with a different lender.

My understanding is the waiting period is only relevant for the same lender. If your refi was with lender A and you want to refi again directly with lender A you would have to abide by lender A's rules with regards to waiting.

However you can always refinance with lender A, then refinance with lender B, then lender C, then lender D (etc) as soon as the previous refinance was completed. Some people wait until they've made 1 payment, others will do back-to-back depending on the direction of rates.

I'm wondering the same thing. The lender is paying for everything including the title fees??? These rates are awesome and seems like they would not need to pay for everything to get people to refinance.
