Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

  2. 30 year at 2.75% with No closing costs, I can credit up to $3,500 towards the closing. I would take this as the breakeven on the credit for me would be 230 months assuming I get the full $3500 as I am not sure if they will give me all of that including my escrows.

I'm trying to understand what the variables are that are having them charge me an extra $1000 over you (second time I've been quoted $1000 more). It's not my state, and it's not my credit score. I would think my higher loan amount (290k) would be an advantage. Not sure why the county I'm in (Montgomery) would hurt me. I'm wondering if it's that I'm asking for close to 80% of my proposed house's value. I'm trying to play around on loancabin's rate site to see what changes things but it is glitchy.

Its almost certainly LTV which being close to 80% is a risk that could make the loan fall below that threshold due to an Appraisal and then they wouldn't be able to secure that loan/rate on the market.

So some interesting experiments on Loancabin's site. All other details the same and I'm saying I want a loan for 280K. If I put the value of my home at 375K or 390K it will cost me $1271 in fees for 2.5. If however the value of my home is 380K, it's only $876 in fees.

So 380K and 280K is a good combination. But 380 and 281 or 380 and 279...both about $400 more.

I have a fully paid off home that is being rented out for $2850/month in So Cal. Estimated value of $780k. No other income and currently unemployed. Any way for me to do a cash-out refinance to get some money out of my house? I was thinking of getting an investment property loan but the interest rates on those are sky high.

All relative. Usually investment property loans are maybe 1% above primary home loans. That said they should still have lower rates than if you take out a personal loan or HELOC.

But why not refinance the house you're living in or are you renting/nomadic now?

It's funny, it all depends on where you start and who matches or tries to beat who.

No matter where you go it seems like the first offer isn't going to be the best one. I got a call from loan depot, their initial sucked, told them I had a better offer, they said send in the LE, I did, then they matched plus took off $500 (I liked their lifetime guarantee - zero lender fees in future). This forum started up and I was like what... I'm getting worse so I applied to a few more lenders. I got better to first match loandepot and they did, I then got a "LE" from Loan Cabin and went back to Better with it, they came back with something that closed the gap but was 1/8 of a point higher in rate. I asked if I could pay points to lower it, and they said that 2.75% was the lowest they had for me even if I wanted to pay points.
So I wen't from the start with 3.125% with $3500 A+B+C to 2.75% for $2300 A+B+C (with a $2500 amex coming my way) over a week.

For those of you with some time on your hand and flexibility, I'd suggest doing what I did and going over to loancabins calculator and plugging in your numbers. I was changing my estimated house value (slightly) and the amount I was willing to put down a bit, and it changed the costs by up to $1200.

Then I asked my guy at Watermark to retry my old numbers, and then immediately run my new numbers, and as I hoped, it took down my costs by about $600. So it worked for 2 different lenders. Could be useful if you are trying to get folks to match. Also of note was the fluctuation with Watermark's numbers. Assuming my guy put the numbers in correctly, the cost of the loan changed by about $700 in the course of just a couple hours.

Yes, currently nomadic now. A broker had quoted me rates of 7% for investment loan. That is outrageous compared to current 3% or less on conventional 30 year loan.

I tried to do a cash-out refinance but was told that I wouldn't qualify because of no other income except for rental income of $2850/month.

Maybe I should tried to call around to other lenders and see if there are any other options.

I shouldn't have paid off the house because now all my money is tied up.

Can anyone refer me to a lender for an investment property loan that has competitive rates?

I am lookin for a 30 year jumbo loan Approx. $600,000. Currently at 3.75% and I am in NC. Anyone getting rates for jumbo close to 3%. Better quoted me 3.875 with points. Applied at LenderFI also but haven heard back yet. Checked Loancabin, hightechlending and owning and they don't provide loans in NC. Any other lenders to consider.
