Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Which one would you have paid more in interest and which one would you have paid more in principal in 6 months time (considering you are making the same payment on both) ? But when every $ counts, realistically, the 15 year is still better if you can afford the monthly payment.

I live in FL. LTV value is between 55% to 65%. Loan balance $171K. Credit score 780+.

How is Watermark's response time to get a loan estimate?

You wont just get a LE from them. You have to apply and be ready to go through with the application in case Better does not match. In your case, the loan amount is at a point where some lenders may not even lend. So I don't know if watermark will give you a LE but nothing gained unless you try. In your case I think the lender credit will be just enough to cover their origination cost of $1500 for the 2.25 rate. You might want to step up to 2.375 if you want to cover all of your costs. It will take 3 to 4 days for LE from the time you complete application but you may also need to submit all required docs in order to get the LE.

I agree with what you said, however that's not what the discussion was about. The OP was saying that they were offered an identical rate and identical terms for a 15 year and a 30 year (which in itself is a red flag to me that it might not be a good rate). People were suggesting that they consider taking the 15 year.

I got a quote for my Title Insurance from Radian for $1800 in PA. It seems pretty similar to the quote that Shahhere posted, except my loan amount is a bit higher so their quote is too. That compares to my next best quote which was $2253, which was in turn a few hundred better than anything else.

Also for those of you locking with Better, they moved really quickly with ordering the Title insurance from their company, and they didn't give me any warning they were doing it.

It seems unlikely, but I'd like to get a better quote for Better to match. However I've already applied with LoanCabin, Watermark, Sebonic, Close Your Own Loan, and just now Loan Depot. I've already said "no" to all of those places so it feels like there is nobody competitive left I could match? (I'm at 30 year 2.625 with 1300 credit).

Better is an existing customer of Radian Title so Better should be able to put an order without issues with Radian. This needs to happen soon as it will take Radian time to do Title search.



Ask Better ASAP about the Title company you want to elect as they might be able to just give you credit to cover the difference as someone else got as well therefore not having change Titling process and possibly delay things.

1. I sent them an e-mail on Saturday and got a quote this morning. You are correct on the quote. I forwarded that immediately to Better.
2. I am communicating with Better about my title insurance, but you will not be surprised to hear that I'm not getting a lot of communication back. They agreed to the first title insurance switch without offering to compensate, so I doubt they'll now do one that would be even more expensive to them.

Rates have never been this low in the history of our country, and consequently, our applications are currently at 500% of normal volumes. Add industry-wide COVID related inefficiencies, including third party service providers, to that higher volume, and it's, well, a recipe for poor service and long wait times.

We've taken this measure to pause refinance applications to give our staff a chance to get caught up, and to take better care of the clients in our existing pipeline, who deserve better service than they're currently getting. Most lenders do this when their volume exceeds their capacity (they just don't tell you about it). But we're different and transparent and want to stay that way. The current economic forecasts suggest that rates will stay low for a long time, which is why we feel comfortable asking you to wait.

Purchase interest rates have not been affected.
