Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

Rates seem to have dropped today. I am guessing 2.5% on 30yr with no cost and good bit of credits should be possible. Anyone has gotten quotes today?

I don't know what you are doing wrong. No one here has got so high rates with or without cashout. You should shop around a few places though to be sure.
If your property is an investment or multi unit property or your credit score is in the 600s then probably those numbers might be acceptable. But otherwise there those are not normal.
Edit I see from your previous posts that your loan amount is small - Loan < 150K will have their own pricing adjustment because the lenders are not able to make money off you as quickly as a larger loan. So yes those numbers might be right; I would still advise you to shop around (though not many will be willing to open a <150K loan) and get Better.com to match a better estimate from elsewhere.

Yes, several lenders have cut at least 0.25 in points (+0.25 in credits) if not more. Would be good to hear what people are locking this week and next. Still it is lender dependent and ymmv I guess.
Today LC is showing 2.25 with 1.15% points on 30 year which means 2.5 should be no points no closing costs. LC is still not there for 15 year loans. They seem to discourage 15 year loans.

WM used to be the best on 15 year with 0.9% lender credit for 2.25% as of 2 weeks back. Would like to see if they have bettered that yet.

Thanks. My last refinance took only 14 days that too because I had a home appraisal scheduled which took almost a week to complete.
The second one looks pretty quick to me, locked on 23 and it looks like the closing is almost near by. I wanted to delay it just to make sure I don't confuse AMEX when they see two apps with the same address and card number.

Loan officer isn't the most responsive but said that rates are still higher than they were when I locked. They won't comment on whether they only allow for a single float down. I've been watching to see if people in the threads post about getting 2.625 before I ask again

Locked with Watermark 30yr, 2.5% with 1350 lender credit, loan amount 362000
Lender Fi yesterday's offer 2.625% with 700 for points, asked for match no response

FYI- I sent my friend today at Loan Cabin and he had that same loan amount in California. $765K loan amount refinance they quoted him the below. I do not know his loan to value though. Better was not even close. You may be leaving alot money on the table.

2.625% 60 days $3500 credit
2.500% 60 days $2600 cost.
