Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

The intent isnt necessarily to pull out your current loan but to get other loan estimates to bring back to your current lender. LoanDepot has been able to match/beat other lenders and with your loan amount there should be a lot of cushion for negotiation in my opinion.


Yes, work with other lenders and get a loan estimate and if you havent paid for an appraisal you wont lose out on anything out of pocket even if you do dump LD. WM and LoanCabin are the most competitive right now.

This is the key point:
Someone is sure to ask just exactly when to refinance, or at what rate to pull the trigger. Wait for 2.65% or hold out for 2.05? There's no sure answer. A good strategy is to get in the ballpark, do the deal, and not regret having missed the very best possible rate.

Don't wait and watch, get in the game and try to get the best deal (no points, zero closing (credit back is even better), no prepayment penalty, ability to float/break lock and ability to refinance (next one, if any) with shortest wait time). You can always refinance if rates change significantly.

It's so hard to reach the agent listed on page 1. Trying to reach out to watermarkhomeloans since this morning.. no response yet. Anyone know who can give competitive rate and can be reach easily? LoanDepot is almost immediate.

I just asked today regarding timelines and I was told to expect ~45 days in underwriting. You can definitely send a message to your Loan Officer, but I would expect you to hear within 1 week regarding the approval.

To be honest, I don't mind the long wait as it'll give me more time for the potential to float-down in case rates drop again.

It's an understatement to say they are busy Smilie Just hang in there and good luck!

It sounds like your closing is coming up and you are trying to get a quote quick. If that is the case, it will be difficult from most of the lenders on this list since the good ones are swamped.

Loan Cabin will take at least 4 days so if you have the time, get an application in today and follow-up in 3 days to [email protected].

Watermark will probably be faster than Loan Cabin. Call and leave a voicemail, they will call you back.

Thank you to all useful posters. I read 1st 20 pages of thread.

Question: why is no one going for ARM? It seemed to make sense if you dont plan to stay in home long. 5/1 is fixed for 5 years. It seems you can save about 0.5% and $1k closing. Perhaps getting negative points on 30 year is seen as a better method of getting the saving that lower ARM rate gives you? Please help me understand why no one in 20 pages is talking about ARM. Thanks!

Thanks for that. Looks like they will do hard pull credit check if I follow that link. I just want to send my LE and get competitive rates... No one is responding back.. yeah.. I suppose its worth trying to save few thousands dollars.. Still trying.

I had someone from underwriting contact me last Saturday... so, some people are working weekends, it seems... super busy.

2 reasons

1) Your loan amount is on the smaller side so it will impact what rates you get to a degree.

2) Better's initial quotes stink. I know you don't want to read through 80+ pages, but the strength of Better was their initial $2500 Amex Offers rebates for those who qualified and their ability to match/beat competitor Loan Estimates.


You would be better off getting Loan Estimates with all the other lenders you see in the WIKI and then going to Better to see if they are willing to beat it.

With 30-year fixed at historic lows and most of us getting "no-cost" refinance, it's a risk-free and very safe bet for most of us. The no-cost means moving is irrelevant.

Now hind-sight is always 20/20. If in fact you have a crystal ball and are 100% you are moving in 5 years or less and you can get a no-cost 5/1 arm for lower than what you can get 30-year fixed (by all means go ahead). But in reality, who would take that risk? I wouldn't take that risk to save 500-1000 over 5 years. If you are talking 5K, I would consider it. Jumping from 2% to 5% or whatever the max adjustment is would be very significant at end of year 5 if you don't move.

Give me your number's and I'll draw up the amortization charts for you and then we can have a discussion based on actual numbers (total interest paid & total principal paid for each of the first 5 years).

Confirming answer to a question I had asked earlier. I am closing on my refi with Better tomorrow. I spoke to the LO at LC and he is fine with me continuing the loan which him after tomorrow's close. He expects his loan to close towards the end of Sep.
