Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Just as an FYI, Valero's estimate system is not correct regarding the discount you receive if your last loan title policy was issued within the past 5 years. Their calculator simply gives a 50% credit based on the cost of the policy you will have them issue now. The credit is based on the cost/amount of the previous loan title policy and your payoff. This would be an issue if your previous loan title policy was for a higher amount than the loan title policy that will now be issued. Also, no one answered their phone when I called a few times during normal business hours. Someone finally responded to my email and she swore up and down the discount is based upon the amount of the new policy being issued, which is absolutely incorrect. All of this led me to use a different title company. They charge a settlement fee but I don't want to deal with problems from people that don't know what they are doing (especially when they will have all loan proceeds and cash to close in their escrow account).

To confirm the actual cost of the loan title policy including the discount, take a look at Schedule D of the title commitment issued by Valero (Schedule D in Texas; other states may be different). The cost of the loan title policy and endorsements is listed on there. The applicable discount is already included in the "Loan Policy" price listed on Schedule D.

Rates really improved for my house at HTL overnight. Just something to think about if you are trying to get a LE to get other mortgage places to compete against.

Yesterday best credit was 2.75% for $1,214 lender credit
Today 2.625% for $1,707 lender credit
Keep in mind they do have a $995 origination charge.

I spoke with NJ State Division of Banking and Insurance and was unable to find the regulated rates for title insurance and reissue/refinance rate.

Finally, I found it here:

Yes HTL rates improved overnight for me as well - they actually showing a 2.375 with $295 credit (yesterday was showing 1.013 points) and a 2.5 with a $535 credit (yesterday was showing 0.18 points) - or a new lower option of 2.250 for 0.464 points.

I submitted an application in early August using the "Apply Now" from their Check Rates page. At the time, their page was showing 2.625% / 0 points with around ~$2500 in Lender Credit.

The loan officer took about 5 days to get back to me with an LE that didn't include a lender credit (despite their check rates page still showing at least ~$2000 in credits on that very day) and didn't waive appraisal; the quote for (D) was ~$1500 more than LenderFi / Watermark. I asked the LO if they could match (or at the very least match their website) and never heard back -- since they weren't competitive, I didn't bother following up.

I was the one that originally that posted HTL on SlickDeals. Before I posted it here responses were really fast. Then the SD community overloaded them I am sure. I did close with them.

They hard pull your report as soon as you click next on the application page that you enter your SSN before you are even finished submitting all the details on the application. At the end when you submit it tells you if are conditionally approved.

They have been quick to respond for me at least, so far - but they will not show lender credits on a LE until you lock with them.

So I submitted all the required documents to my LO at loan cabin about 3 weeks ago and have not heard back. I sent a email 8 days ago asking for an update and have not heard back. I called and left a voicemail yesterday and have not heard back.

They were pretty responsive in the beginning when I locked. Has anyone had any experience with loan cabin and actually closed? Samantha is my LO and I've been ghosted with no updates and no return communication since I sent all the underwriting documents weeks ago. My lock expires first week of September

Kapuju - I also have Samantha as my LO. I sent all my docs in on 8/11. She told me 45 days in underwriting (I expect to get through underwriting around 9/25/2020) so I'm not even bothering to follow-up. My lock is good until 10/2/2020. If there is a delay due to LC, I would expect them to extend my lock for free. If you sent your docs in 3 weeks ago, then I assume you have another 3-3.5 weeks before you get out of underwriting. The processor that sent you email should have provided you Samantha's contact. I have called her but never reached her in person. Her voicemail says to contact her by text for faster response. I have texted her every now and then when I needed a response and she has responded within 24 hours, either by text or via her processor by email. All I can say is be patient. If you have a deadline, you'll have to apply with one of the other lenders on this thread that is licensed in your state.

But as you can see, in her case, it was 3 weeks in underwriting. Since LC's rates are so good, obviously they are in high demand. If you want to have your cake and eat it to, you have to be patient.

I'm happy to work with them because they don't make you jump through hoops to get other LE to beat. They give their best pricing right off the bat.

If you are aware of how traffic works, at the end of the day, all routes will end up close to the same speed. Why? Because once other people hear there is a shortcut, everyone will take that shortcut until the shortcut takes about the same time as the normal route.

Same here. Once people knew LC was providing such great rates, everyone applies. It's not like they can hire tons of people and have them 100% efficient on day 1.

What exactly do you expect Samantha or any Loan Officer to say if your loan is in underwriting? Underwriting for every lender is another department that the Loan Officer has no influence (and should not have for obvious reasons). The only time LO would contact you while your loan is in underwriting is:

1. Tell you it's approved.
2. Tell you it's rejected.
3. Ask for more documentation based on whatever underwriting is requesting.

In my case, Samantha probably saved me some time. She reviewed my docs before sending it to underwriting and noticed a transfer that might be questioned. I provided her an additional statement showing where the transfer went and explained why. She then sent my loan to underwriting.

In my case, Samantha probably saved me some time. She reviewed my docs before sending it to underwriting and noticed a transfer that might be questioned. I provided her an additional statement showing where the transfer went and explained why. She then sent my loan to underwriting.
Before you criticize others, why don't you get your facts straight beforehand. They never told me how long it'll take in underwriting. They don't even reply to my email or pick up any calls.

All your assumptions are false. They tell you to upload docs, and they don't even inform which ones to upload. That's how unprofessional this company is.

Samantha seems to have mixed reviews here. She is not my LO, so I won't comment on her, though you can see a lot of negative reviews. Others are quite horrible. Processing agent is nonexistent. Never even follows up at all.
