Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

If the answer is no to any of the above, I probably go with 2.75 or 2.8.

Which lenders have you received quotes from? Did you try annie-mac (the one that was just mentioned) or any other lenders?
May need to re-run the BE analysis. While they did say 2.8, pretty sure interest rates are only quoted in 1/8ths (APR of course isn't), so it's almost certainly at 2.875

Honestly, I was wondering the same ...how was everyone was getting such good rates with so much lender credit. I knew I couldn't get top tier since my LTV was not below 60%, but I figured I could get close. I applied to multiple lenders on 7/24 (including LC).

I didn't get anything back that was remotely close to what everyone in the thread was posting.
On 7/28 I decided to apply to Watermark and that was decent, 2.75% with $3500 lender credit. Then on 7/30 LC finally replied and quote me 2.5% and $2500 lender credit.

In short, I think with good qualifications, it also requires a little bit of luck. Lender must have resources to process your request and the market has to cooperate on the day you get your quote.

Agreed but some lender's have quoted really odd rates. For example, someone was posting LC quoted them 2.49%.

Same thing happened to me as well. Just found out that they changed the mortage
company to themselves even though I am still in the underwriting phase.

They also seem to have changed the billing to "owner billed" from "mortgage company
billed" right during my insurance renewal Mad

Wonder why they do that ? It's not like they are going to pay my insurance before funding
the loan.

Decided to go with Loan Depot. They were originally going to beat Better's LE by $30 but then they offered to reduce my rate down to 2.375% for 0.43% points bringing my total loan cost to $4,564 for 2.375% vs $3,444 for 2.5%

Break even came out to be 15 months vs 12 months (based on monthly savings from my existing mortgage payment).

Didn't have much luck getting 2.5% with lender credits despite having good equity, income, and a credit score of over 800. Oh well lol. Will still take $300 per month in savings though!

I'm guessing it's just posters who are confusing interest rate and APR. It doesn't help that the lenders will make it confusing as well (like Owning showing just APR for a while, then interest rate and APR). But AFAIK, interest rates are only 1/8ths so anything else is APR.

BTW - you're a rockstar for running this analysis for people!

Was originally quoted the same terms with 0.6% in points, but they came down to beat a competing LE from another lender (First Internet Bank).

That's a great rate for cash out refi. Did Box just match or did they beat the estimate?
