Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Getting price matched LE in written form is not easy these days...
Below is loandepot's answer after I requested price matching LE from other lender.
and they didn't send me any LE at all.

"Great, No need to send anything. We will beat this loan estimate so you have your starting point. When your done shopping let us know. We are the second largest direct lender in the country. We honestly don't have time for back and forth so again.. Let us know when your done please !"

That's the similar reply I received from LD, my credit union, local bank and Better.com. It seems to me that we (800+) folks with stellar credits are at a somewhat disadvantage. Lender knows we can shop around and most likely they will be out bid. What a time to be Alive! I'm getting a 2.5% with no points and still not satisfied.

Need some experts advise here, please. The following are the rates from two different companies. Trying to decide which option we should go with. We are planning to stay in the house at least for 5 years unless the employment situation forces us to which we don't know.

Loan Amount = 396K, LTV=80%, 15 years no cash-out refinancing in FL. Currently on 3rd year of 30 years loan @4.125%(27 years left)

2.125%, D+E-Lender credits = $1,800 (cash to close not including the prepaids and initial escrows which I'm okay with as I'm already escrowing)
2.250%, D+E-Lender credits = $450 (cash to close not including the prepaids and initial escrows which I'm okay with as I'm already escrowing)

Can you help us pick the financially correct option, please?

Financially correct option depends on your situation. I'd take the $450 option and keep the $1350 and screw the 0.125% interest difference partly because I don't plan in staying in my house for a significant enough time to make a difference and second because borrowing FRNs at 2.25% is a good deal. I'd also take a 30 year and prepay the difference rather than be forced into the 15 year just in case something unexpected changes in my situation I have more flexibility.

I am in a somewhat strange situation.
As a result of my recent refinancing, the payoff for my existing loan (TMS/Better) was sent (wired) yesterday by the title company (Radian). One complicating thing was that the servicing of the loan was transferred to a different company (Mr. Cooper) effective today.
I do not see any payoff activity in my TMS account as of now.
I began to wonder whether the payoff money would be transferred to the new servicing company and whether I would owe extra interest during this transition.
If you have any experiences/thoughts, let me know.

LC will provide locks only with 60 days lock to me. This reduces my credit at least by $2500. Are you given an option of 30 day vs 60 day locks?

Yes, 15, 30, 45 day locks are cheaper and so the lender can pass those savings back to you.



In this case LC is soo backlogged that they are certain that they will blow through the lock dates and get into a pricing issue where you or they would have to pay and so are simply not taking on any shorter lock options. From what others have said they'll take on lower locks if you "Float" and not lock until you are ready to close.

3% on 30 yr is not bad depending on state. $2700 costs is some $500 higher than I got. Some states have less competition than others and the most competitive lenders aren't there. You probably have to do more applications. Better seems to be one that is best for matching, pretty sure the thread mentions that. I read the 1st 20 pages. Obviously no one's going to read 140....

Pricing (combination of rates and points/costs) varies wildly across lenders right now due to the surge in demand associated with low rates. So as lenders get overwhelmed/unable to keep up with demand, they raise rates to slow it.

In other words - you have to get quotes from multiple lenders to get the best deal.
