Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

It has to give you an LE for you to lock. You need to know what you are locking yourself into.

The LO was mailing me the rates and never gave me a LE. I have anyway locked the rate. Now I have to wait for better to match the lender credits.

Does anyone know if Loan Cabin will refi its own mortgage within the 6 month time frame? So if you close with them (which appears to be a myth anyway these days!) will they let you refi again with them before you complete 6 months?

It must be because my loan is only for 195K that I do not get anywhere near the offers listed in here. Right now I'm with Loan Depot and Better and Loan Depot is a million times better at customer service so probably going to stick with them. Trying to email questions to better is a nightmare so I think I will try calling them tomorrow or getting one of them to call me.

Yeah I decided not to even waste my time, even if 2.25% is tempting.
Here is my experience with Owning as I refinanced with them back in June. The first LO wanted $3400 points as my LTV was 70% when you need 50% to get their rate. I declined to proceed. Then, the next day another LO called and offered to get exception approval to get the advertised rate without paying anything towards points. I accepted the offer and went ahead. It took them 45 days to close as they were busy. My LO was very responsive though. Overall I had a good experience with Owning.

I don't think anyone else can come close to LC for investment properties. I got their LE and matched at Better when the Amex offer was in effect. LC offered 2.625% with $900 in lender credits.

Without the rate lock you wont see the lender credits in the LE. Yes, you can cancel after rate lock.

Thanks for sharing your experience. I'm trying to find someone to beat their LE so I can see if they can counter. It would be nice if I can pay $0 instead of the $900 in points. So far they have been very responsive though and he believes we can close in < 25 days. If everything goes though I'll be happy regardless. Now the debate will be how much extra should I put towards principle versus simply putting that money towards something like VTSAX even though my wife and I already invest a lot in the market

Just a quick shout out about Dave Pressel. He is *extremely personable* and patient and was able to provide me with extremely aggressive pricing. For those of you who missed out on the AMEX promo at Better, David's pricing is easily the next best thing, and you skip the headache of playing the price-matching game with 6 places to end up where you do with David. Though what I especially liked about him was that he wasn't defensive or annoyed at my effort to look at multiple lenders, probably because he knew he'd have the best pricing anyway.

😀. I'll post the technical info, then I'll usually feed it into my Cap'n Crunch Decoder Ring to translate it into easy-to-absorb terms so you know how it may or may not affect rates.
