Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Loan Depot also does cashout refi, but only up to 70% LTV conventional, 90% VA. I need 75% so I couldn't get a quote from them.

Also, the Loan Depot spam calls after filling out the app are atrocious. I saw the same number pop up at least 5 times over the course of a few hours (I didn't have my phone due to where I work). I apparently had 3 people assigned as my "personal loan agent". One had left a message. I spoke to the second one that called and found out about the 70% LTV limit. A few hours later a rep called and said they were from Loan Depot and wanted to connect me with my personal loan agent. Now I was confused and knew I just spoke to an agent LD and they swore I didn't talk to anyone there. I said "No, I just spoke to Isaac and we parted ways because he could only do 70% LTV". The agent said "We can do up to 90%." Me knowing that 90% is VA only and still unsure in my mind if Isaac was from LD or LC, I let him put me to this agent. About 2 minutes into it I finally got the agent to confirm they only do 70% on conventional. Nice people, just bad assignments from LD.

That is terrible! Did LO already reach out to you asking for your details and get consent for a credit pull? If yes and your credit was actually ran and then they told you they can't originate your loan, I would be just as angry.

If not, maybe their website is not up to date and they will be able to originate in your state?

Not sure if you saw your credit report hit or not but per my knowledge, LC does not do a hard pull on the initial application that you fill out on their site. They only do the hard pull after a LO reaches out to you and explicitly re-asks some questions already on the original application and gets your consent to pull credit.

I applied on 7/24, but my credit wasn't pulled until 7/31 when my LE was provided after I gave consent again to pull my credit via email.

Applied too yesterday and got a call immediately. What the agent was initially dabbling about was no where near my LE from another company. Told them right away that I have a LE with the details. Said they could beat it by $500 and then started talking fast, rambling for a few seconds and saying he will get back to me without any details and then hung up.

Currently locked with LoanDepot and the loan has been sent to underwriting. Better finally got back to me with the match and is offering to beat by $500-1000 (based on if appraisal is required). Is it too late to switch? I realize it would set closing back a bit further. Both offers are great. 2.5% on $390k / 60% LTV / 30-year and LoanDepot is me bringing $100 to closing in addition to prepaids.

Provide your LE to Better and see that they can beat it on paper as that's what counts. Once you have that you can ask LD to see if they can at least match and then you can decide what you want to do.


If you walk away from LD; whatever you prepaid is what you'll lose which is generally Credit processing fees and Appraisal. If Appraisal is not done then they cannot legally charge you for it if you do not indent to proceed with the loan.
