Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

Usually to get enough lender credits to get no cost, you need to take a higher rate from the rate sheet. So if you can get 2.5 offer with no points, it might take jumping up to 2.75 or 2.875 rate to have enough lender credits to make the loan no cost. There are a lot of other factors, ltv, credit scores, loan total, etc

That's the 'game' in a nutshell above.
The lender will only pass along the credits to potential borrowers, if they can find inventives from the trade desk to help them meet their sales quota or incentives.

It's almost the same game as auto dealerships play with the manufacturer to dealer incentives & what portion to keep & what to pass along to customers to help the total sales numbers out.

The MBS market is up an eighth of a point on the day, but they are down an eighth from their best levels of the morning. Treasury yields have risen just slightly since then as well. Yields are still down nearly 4 bps on the day, but are now at their highest levels of the day. No trigger on rates repricing for the worse yet. Hopefully we hold current levels.

How many days of extra interest can your mortgage company charge after receiving the wire for payoff?
My refi funded on Aug 17th. The original mortgage firm charges interest for the day the wire is received and for the next day if it is received after 2pm CST. When I do the calculations it looks like I am getting charged interest till the 20th. That is atleast 2 extra days if not 3. Is this normal? Can I ask them to pay me back the extra days of interest? Thanks!

If your LTV, Loan Value, Credit score, DTI are equivalent then that should be something you should be using to shop other lenders if your lender is not providing you the best rate. Loan Cabin; Bayshore(Dave) etc have been upfront on their best pricing and should be your go to places. You should favor those lenders to be honest when shopping and again if another lender is then going to beat their rate and give you $200 it will require you to be fair.

Thanks for the info. I guess my question is, when someone says they got "lender credits", does that also mean that they are paying no points? Are they getting that money in cash at closing? Or are lender credits just used to lower the loan costs? I don't understand why it's helpful to say "I got 2.5% and $5k lender credits" because if the lender is also charging you $20k in fees (points and other fees) then it might not be a great deal. It seems like the fees being charged are an important variable, no?

I have gotten quotes from probably 10 places, including Better, but no one is offering me credits. I applied to LoanCabin 2 weeks ago and still haven't received a response. Left a voicemail, no reply. Later the voicemail box was full. Sent an email, got an auto reply on 8/31: "As of today, we are reviewing all refinance applications submitted on 07. 30. 2020" so if they continue at that pace, they won't review my application for another few weeks.

just got todays LC rate sheet for myself. 2.5% 30 yr with $548 in credit. guess i need to wait a little hope wrates go down a bit more. looking for 2-2.5k credit to cover all the costs for the refi.

Thanks for sharing. Now I wonder if credits (in percentage) changes by state and loan size. When I put my details on their 'View Rates' page I get a quote of 2.25% with 0.33% in points.

I'm in CA, loan size is at 294K, current mortgage rate is 3.5% and looking to refi, credit score is 800+.
