Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

So I chatted with Bob at Loan Cabin today, he said to call back tomorrow at 3pm central after they have their team meeting for an update.

My loan is conditionally approved, supposedly i'm 14 days out from closing but hopefully that will be confirmed tomorrow afternoon. That would put my closing date in early November...This is starting to turn into a bad dream. The plan was to skip November but if I have to pay my existing mortgage for November that would sucks...

I was trying "aggressive refinance" on my property.
My third refinance was on going with Better.com after my second was funded a week ago.
Here's the email I got when they told me they will withdraw my application.

"Unfortunately due to federal regulations, we are unable to proceed with the application as there are certain red flags when doing multiple refis on the same property. I double checked with my team and we will have to withdraw and have you reapply later on since the terms have changed."

Hang in there. I was told I might get initial underwriting approval this week.
I locked 7/24 so my entire process will exceed 3 months with no delays on my end.

I was expecting 60 days not 90+, but as long as I get my 2.5%, I will be happy (but just grumble to myself about the length of time it took)

I read somewhere in this thread that loancabin doesn't work with Radian (my LO didn't tell me this when I requested Radian). Do title companies only work in their home state? Asking because I tried to find ALT Title's rates, and it seems that they're only in Pennsylvania, is that right?
Does anyone know a competitively priced title company in California (for loancabin)?

Someone said they just recently started using radian. In fact, they list radian on my recent LE from LC.

Radian is now working with Loan Cabin (as of last week). I am doing a refi with LC right now and got a quote from Radian last week.

They quoted me $900 for title/settlement in CA, which is the same as what they quoted when I did a refi with Better. This may vary based on your loan amount.

Just adding that I got quotes from at least 5 other title companies that operate in CA, and Radian had the best quote.

North American Title was a close second. Check them out if your lender doesn't work with Radian. I can't vouch for their services, but their price was good. I was planning to use them if Radian had not become available.

Interactive Mortgage is probably your best bet. They have a 2.5 no cost now (they were offering 2.375 but it went up - either because of the .5 fee or because of demand - or both).

For me it was 33 days from initial rate locking to signing, or 38 days today from rate locking to funding.

Gotcha, so.. I'm in my third year in the house. You're saying it's worth going back to a 30 year and just put an additional into principal to mimic a 25 year plan. Is that the thought, so we can take he benefit of low rates now?

At this point LC is going to cost you a month (or two) of your existing higher interest rate while you wait. If you're not staying in your property long term, then a higher rate somewhere else will save you more money by closing faster. I've supposedly got less than two weeks until I close so I'm staying on, but I do regret not going somewhere else at this point to close faster.

I think float down almost borders a scam. Many have restrictions such as at least down by 0.25% before a float down is considered and every time I ask the LO I am told not enough movement for a float down. An LO I was working with once said mortgage rates go up like a rocket and come down like a feather...

This forum is awesome. Very helpful I would like to thank everyone who contributed to this forum.

Here is my bitter experience in refinancing my mortgage with Sebonic (Cardinal financials is the Lender).
As expected LO is not reachable after locking the rate with him. Like others in this forum, I can't able to match/beat my quote with any other lenders as I didn't received 3 page LE from this LO.
Due to recent change in employment Cardinal financials asked me several documents like proof to show continuous employment for last 6 months. Also some additional documents to support employments.
Cardinal financials even asked my current employer a 'Written verification of employment'.
Up until this process I was ok as I am expecting all this due to my current state.

Here is the actual problem that I faced.
10/6 closed the loan.
10/13: lender supposed to send wire to settlement company.
10/13: at 6pm received an email saying from lender stating "In order to fund the loan on time they need some more details (last 1 month paychecks - as they were missing 1 month of paychecks due after loan initiation, & 6 months of bank statements from second bank which they didn't asked me before closing)". I send the documents immediately.
10/14: I contacted lender asking what kind of verification is this after closing. Got a response saying I signed to support for any post closing evidences.
I raised concern about overlap of the interest payment due to payment delay. Cardinal financials representative told me that they will take care of it (Not sure how).
I also find out that since I go with different settlement company than what Cardinal financials recommended, they are saying that they don't have wire details.
Later when I said I will find out with my settlement company, she told me that she received wire details from settlement company but misplaced the wire details as its not from their usual settlement company. (So mistake is purely with Cardinal Financials)
10/14: I got one more email from Post closing agent of the settlement company saying missing initials on closing document. I did initials on the document and send back to them immediately.
10/15: Night at 9pm: I got an email from the same settlement company asking the same initials again CCing to some individual in Cardinal financials. I replied them saying I sent the same yesterday then I also attached the same scanned copy .
10/16: Cardinal financials wanted me sign the credit check authorization form as they never did the credit pull on the day of closing (What a crap). Anyway I did sign the credit check page. But they never checked my credit after that.

Finally on 10/16 COB funds got wired and received by my old lender.


Timeline:
8/18:
Initiated loan process on 8/18
8/20: locked the loan for 2.5 Rate with 1000 loan origination fee for 30 years.
Details:
Loan amount is 273k
LTV 60%
Previous rate: 3.375 with 24 years left
New rate: 2.5 for 30 years
Loan Origination: 1k
No other charges or credits
Total Closing: Escrows + Closing cost + loan origination =4800(Approximate).
10/8:
Closing agent called to schedule a date to closing. I Picked the first available day for closing10/12.

10/12: Closed the loan on time.

over all I think paid 2k extra for the loan origination and closing.
I will get back around 2000 from Old lender in escrows and and additional payment.

Lessons learned:
Loan closing is not the end of loan process. Make sure funds got transferred to old lender.
Unless there is significant benefit don't change default settlement company that lender is offering to close.

Pending:
I think I still have to deal with Cardinal financial on overlapped interest days (2 days).
