Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

Loan Cabin - DetailsWARNING. DO NOT GO WITH LOAN CABIN. TRUST ME.
I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

This is so weird. So I am stuck in processing but loan Cabin requested a payoff statement from my current lender and payoff date is listed as 11/12/20. Home owners policy was also recently updated to change company to Loan Cabin.

I asked my LC LO and she said should be in underwriting soon and they expect to close by or before 11/12/20. If we close on 11/12/20 that will be a total of 65 days, rate lock to closing. Fingers crossed.

Johnny - I guess it's common practice for them to do this. After underwriting approval, they will probably re-request a payoff statement if they can't meet 11/12.

I have already been notified twice from my current mortgage service provider that a payoff statement was requested and I'm not even approved by underwriting yet. Initially the projected payoff date was 10/2 while the latest one says 11/13. Since LC is extending the lock for free, I'll believe the payoff date once I get closing disclosures and I'm signing papers! Smilie

My LC case - Processing and sent to underwritng happened the same day 10/5.
Johnny - How did you know about payoff request from current lender? i got a notification about home owners insurance getting updated with LC.

My portal lets me request payoff statements myself as I have been playing around with different dates for fun. I opened my portal up 3 days ago and it had a new payoff request, one I didn't generate so I downloaded it and it had LC fax # on it.

I'm beginning to doubt Loan Cabin will follow through. Emails to my LO goes unanswered. My contract closing date was pushed to 10/30/20. I haven't got any updates from LC for over a month.

There has been an inquiry for a payoff from my current mortgage company.

My Home owners insurance policy has been changed to Loan Cabin as well. I just go a letter in the mail from my insurance company that my insurance escrow through Loan cabin has not been funded. My yearly home insurance expires at the end of this month. It looks like I will have to pay out of pocket. I don't have escrow set up with my current mortgage.

Well I won't hold my breathe for the 11/12/20 payoff date. I'll expect them to request a new one later on but if we do close by 11/12/20 then it will be all good! 🤞

It'll happen, unfortunately they are just slow due to their rates. If all that has happened, your loan is just in the same underwriting queue that all of us are in.

Quizzer - Login to your existing mortgage service provider. Check the available documents and you might see payoff statements there requested by whoever you are refinancing with.

If they are available, you can probably setup email notification when these type of transactions occur. In addition as stated by Johny707, most provide the ability for you to self-request a payoff statement.

Here's another LC data point 77 days into my refinance:

7/24: Applied
8/5: Receive quote and requested rate lock
8/10: Received disclosures to e-sign and loan portal to upload docs: Immediately completed all requirements
9/25: Received 1 email stating the loan was sent to processing and another email saying it was sent to underwriting
10/4: Appraiser inspects house

There's been virtually no contact in weeks so I don't know when the end will be in site but they charged me for the appraisal and the rate I have locked from early August is better then what's being offered right now so I'm locked in. I haven't even heard if the appraisal has come in despite it being 3 weeks since the appraiser was at my house. LO hasn't responded to any emails for the last 2 weeks.
