Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

For folks who are looking to refi in the near future, a word of advice as we get close to the election.

There is a good chance that rates move by a significant amount depending on the election outcome. Could be up or could be down.

If you can find two lenders with good offers, I would recommend locking with one of them before the election. Then you are set if rates rise. On the other hand, if rates fall, ask the other lender to give you an updated quote and then lock with them.

If you can only find one lender with a good offer, see if Better or LoanDepot will price match them. If so, then you will have two lenders with good offers Smilie

The consumer explanation form is pulled from your credit history of all the previous addresses and recent hard inquiries on your credit report. Without knowing your loan amount, LTV, and credit index, it's hard to say. However, like someone above mentioned, people are getting 2.5 - 2.75% with no cost. I just closed 2.625% with almost no cost (like $100 before my Amex promo). I live in Florida though where the taxes are ridiculous at $4k.

I just bought my house so LTV is probably close to 80%.

Is there another AMEX promo? I did the better promo when I bought but I didn't see any other mortgage offer when I checked on AMEX.

Basic assumption to get the best rate: Above $200,000 but below jumbo numbers < $510k. Credit above 760. LTV closer to 60%. DTI after mortgage should be below 45% in most cases.


For loans that are in the $300,000-$500,000 and have a good LTV get the best rates from the rate sheet btw.


As for the Amex promo; its dead and there isn't a new one. People who got in (locked by 8/24/2020 and closed on the loan by 10/28/2020) are still discussing and awaiting their credits from Better in Amex. Its a hit or miss as to when you'll get the credit if you already did it as my first refi came back in hand in about 5ish weeks. Refi2 with better closed on 9/22 and till date nothing has hit.

Loan amount is $470k. My ltv isn't that low. On loan cabin website I put in details and still saw 2.375% at my ltv. I'm waiting for a call back. Very bad customer service. It's been over 24 hours

We started our second refinance on Oct. 1st, 2.5% $2700 closing cost. I was informed that an appraisal would not be required. Fast forward to yesterday, I am now being told an appraisal needs to be done. We originally purchased our home March 2019, we did our first refinance March 2020 and no appraisal was required.

Is it normal to need an appraisal a month into the process?

Which lender? Im facing the same with Better.com as they only use Fannie Mae, while Im able to get waiver through Freddie Mac.

Watermark (which I now realize is not recommended).

This is the email I got from them "Fannie Mae and Freddie Mac were not picking up the negative accounts and the underwriter was able to get them fixed/update

When that happened both are now requiring an appraisal. At this point we can order it but we always require the appraisal be paid up front."

I finally closed today with LD for 2.625 after 3 months and 2 days. I wonder whether there are better rates out there to start this process again or just call it a day. LC never responded to me back in July so I don't know that I want to contact them and people are saying 90+ days for them now anyway.

Where are you located? Interactive Mortgage has 2.5% 0 cost and I believe they lend in several states.

I am in the same faith with you with LD. I started in Aug 6 and have had multiple lock extension. I got Closing Disclosure on Oct 22 but since then I have another additional documentation request (this is the third requests from underwriter) so I don't know how much longer.

LD's Loan Processor/Underwriter should have known what documentation needed and have applicant submit those at the beginning, instead of going to underwriting reviews, kicked back for more docs, and again and again.

Not to mention the unresponsive Loan Processor that I have. It feels like dealing with non professional, the emails are like the scripted email from Amazon Support. Frustrating.

I've done refinance many times before and never have had this kind of experience.

These LD data points are another great example of how your experience can vary tremendously based on what LO and loan processor you get.

I locked with LD in late September. Four weeks later I got my "final approval" and initial Closing Disclosure, along with a request to schedule the notary appointment. The only request I got after the initial docs was for a new mortgage statement, because my mortgage got sold.

My LO was good, but I think I really lucked out with the processor. I was told that closing takes at least 60 days and not to worry if I don't hear anything for 5 weeks. I certainly was not expecting a CD in 4 weeks.

The irony is that I didn't want LD to move so quickly, as I was mainly using LD as a backup plan in case I ran into any problems with LC. Meanwhile LC is still dragging on.

Don't think IM works in Illinois.

But you may want to give LC another chance. I don't think they are as slammed now as they were a couple of months ago. Applicants are getting responses much more quickly than they were before (I had to wait a month after applying before I could get a rate quote). A lot of people are stuck in underwriting now but those are going to get cleared eventually.
