Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

More data points for LD-- locked 9/23 at 2.625%, got initial underwriting approval in a couple of days, waited a week and a half for an account manager to be assigned... Account manager sat on it for 2 weeks with no return calls before I escalated and got movement in the last week. Got the short list of requested items for clearing conditions, got the closing disclosure this week, and hoping to close next week.. I asked my LO if the AMF was priced in and he said it was so I asked if he could waive it which he got approval to do. So hopefully closing at 2.5% next week with LD, we'll see!

I am not understanding all the recs for Loan Cabin. They are disorganzed and don't respond to short simple emails. I've done mortgages with multiple other companies and not dealt with this. Also people here saying it took 3 months to close with them.

They seem to be in line with other discount online lenders, not better. I just applied to the lowest cost quote Zillow gave me, a no fee no point 2.375% 500k 40%LTV Cal 30 year fixed. If they can come through as promised, that would be great. Using this same process of zillow>lowest cost listing led me to an amazing rate 4 years ago with Sebonic.

If you can get a no cost 2.375, yes.

I just got that same quote for that balance but 40LTV.

Another .25 on a 500k loan saves $1,250 a year in interest so is very much worth it, or at least checking to see.

It is the slickdeals effect. If the lender you found was posted on slickdeals and "everyone" applied, you might end up in the same scenario.

People post on SD to help each other out, but it does impact lenders. It is similar to a restaurant getting free advertisement from any popular Food Network show. They will get increased exposure and a flood of people trying their food. Loan Cabin obviously can not handle the increased load but their rates are good. Every recommendation has been prefaced with (if you are willing to wait).

In any rate, Zillow is a good resource. I am sure people are aware as lenders like better.com and loandepot among others can be found on Zillow. Sebonic is still a good lender and some people may have used them but not posted about it. After all not everyone wants to share and not everyone uses slickdeals, but that is ok nod

I'm also in the process of Loan refinancing with LD 15 year.. How do we know if AMF was priced in ?

I myself have been guilty of this despite it being a big negative for my personal situation as I posted things and did not sit on it for the betterment of the community as waiting for my own loan scenario to pan out would have meant that others would have missed out on good opportunities.

My lock is until Nov 23, since it was so close to December, I assumed it was and asked my LO. He confirmed and since it looks like closing is happening next week, I asked if they would waive, which they did. I'm pleasantly surprised they did!

Did anyone refinance again after refinancing with Bayshore Mortgage? Do they have any clause in their contracts that would prevent subsequent refinancing?
