Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

Lenderfi closed my refi a few months back in under 30 days with absolutely no issues. These folks dealing with places like LoanCabin for 3-4 months and still going is insane to me.

You are right - it is absolutely hit or miss. In my first refi, Better was willing to match LenderFi before locking. The LO was also very responsive.

In my second refi, the Better LO did not respond to my price match request. I had to follow up several times to get an answer. Finally I was told that they couldn't match. I decided to lock and try again with the Processing Expert. They still couldn't match, but they were able to improve the offer and meet me halfway.

I think it may be hard for them to PM rock-bottom interest rates like 2.375% no-cost from IM.

I also think I read somewhere on this thread that Better LOs get a certain amount of budget to price match each month. If that is true (I don't know if it is), then it may be easier to get PMs earlier in the month.

I just closed with Better for 30 years 2.375%. $385K loan, 59.6% LTV. I think I am done. I'm not sure if my loan amount and credit score were in the sweet spot when I locked on 11/5, but Better matched their rate on Bankrate of 2.375 with no fees (they gave me a credit of $866) and I did not need to have them match anyone. The process was also relatively smooth. Thanks everyone for all your help.

Congratulations! This is a good example for folks who don't want to deal with multiple lenders. Have Better price match their own rate on Bankrate. I think if you click through to Better from Bankrate then you get a better starting point than if you just set up a quote on Better.com directly.

I just finished a refi on an investment property with Better.

Applied on 10/19 and other places and shopped around
10/27: locked rate
10/27 appraisal ordered
10/28 title ordered
11/4 title cleared
11/12 Appraisal appointment (delay due to appraisers in my area too busy for earlier)
11/25 received appraisal (Thanksgiving on 11/26)
12/2 made appointment for closing
12/5 signed closing papers (this was a Saturday)
12/9 loan funded
12/10 funds disbursed

So, about 44 days to get money. Hold up was appraisal due to one one could come out for several weeks, and then Thanksgiving weekend.

But Better was super easy to deal with.

I did 2 back to backs with Better; while that's out the ordinary there are several people listing more than that and a user Harry noted doing it 5 times unless I read it wrong (You are a wizzzzzzard, Harry!).


What I think is that Better was not setup to look at how the back to back refinances were affecting their world or did not have the right tools to look at this and even then I think the frequency was not that short in the past. Come June-Sept that frequency accelerated and that's the time-frame that they started scrutinizing it towards the end. I also think that the AMF fee might have played a role.



Better can tell you that you cannot refinance if that's their policy but they cant after they take your full application and run credit and what not so they have to have the denial check upfront.


As for the appraisal goes; you shouldn't have to keep getting one. If your property was already appraised then you should be able to get a waiver? Whatever the reason is that you still need one; your lender cannot "use" prior appraisal if a new one is needed and a new one will need to be ordered and subsequently paid.

Had locked last month with LD 2.5% with ~300$ closing cost ($360k loan, ~73% LTV) (760+ score), possibly closing next week.
Now that the rates are lower, is it worth it trying to reapply to other places to get better rates? (LD wont do anything without a competing LE)

Wow that's really quick, i'm not sure rates are lower as I was not able to float down with Loan Cabin so I'm closing at 2.49% (no cost refinance).

Yes I got my closing disclosure in the Loan Cabin Portal Thursday (12/10) morning. I signed it and printed out a copy for myself.

I spoke to the notary person today, we are meeting on 12/14 to sign all the documents in person.

Looks like I'm getting $1,359 back at closing.

On a separate note, I did notice there is a difference of around $2,700 on the payoff amount to my old lender versus what my principal balance is in their system so I'll reach out to them next week to make sure they cut me a check for the difference.
