I mentioned the offer to my wife who is a Chase employee and she pulled it up on her internal system. It had a note that they had additional offers if you apply in a branch. You get the 100k points, 1st year AF waived, and a $50 grocery credit. So essentially an extra $145 for applying in the branch.
Wow. No brainer if you are eligible for the bonus.

Yes, but you need to send $4k and what you should do is spend $1250 of that $4k at a grocery store buying visa/Mastercard gift cards or any gift cards and then when you hit the spend requirement you will receive the 100k points. Cash out the points for a $1250 PYB statement credit on that grocery store charge. Now you just turned that $1k credit into $1250 less your gift card fees.
This is picky, but you will actually have 104,000 points: the 100,000 bonus, plus 4,000 points from the $4k you spent getting the bonus. 104,000 points = $1,040 x 25% extra value if used on PYB back by 9/30/2021 = $1,300. So you should buy $1,300 worth of stuff in the 25% extra value PYB category(ies) (rather than $1,250) to max out that benefit.
My tracker in the Chase app also showed 80k points after applying in branch (in early June), and I got a similar response through secure message. I think the csr thought that my application came with the 80k offer and that I was asking to retroactively match the 100k offer, so I replied back to say that I was explicitly told I would get 100k points when I applied in branch. This was their response:
"I do see that your account was applied in a Chase branch. At this time, we could only confirm that your account would earn 80,000 bonus points after you spend $4,000.00 on purchases in the first three months from account opening. If your account is eligible, you'll receive the additional bonus of 20,000 points once you meet the spending goal within three months from account opening."
I just recently met the $4k spend, and I can confirm that I will receive 100k points (80k + 20k). I get that you may be nervous at this point, but I think you'll be alright and that you will indeed get 100k points.

For the ones who applied in the branch and are seeing only the 80K points, my only recommendation is to NOT go by the tracker on the landing page in the app. There is a separate section for your rewards points which WILL show the correct 104xxx points. Do not get confused with the tracker.
I got my 80K and the 20K posted at the same time and the actual transaction which tipped me over the 4K spend lists both on separate line items.
Great! Thanks for the insights. Hyatt often works well for me. When you say you can often get 4-6 cents for business class bookings, you mean by transferring directly to the airline partner? Max through the travel portal is always 1.5 cents?
Yup- chase travel portal (or PYB) are fixed at either 1.25c per point (if you only have Preferred cards in the family) or 1.5c per point if you have a CSR in the family.
But transferring points to airlines you can often get deals like roundtrip off-peak NYC to Madrid in business on Iberia for 68,000 points.
That's a $2500-3000 cash ticket depending on your dates in the off-peak range, so 3.67 cents per point on the low end, 4.4 cents high.
One other thing to note that SOMETIMES can matter... Southwest being the poster child for it....
Booking through the portal it is counted as a cash paid flight by the airline. Meaning you earn airline points as if you bought a cash ticket.
Transferring to the airline and using for the ticket means it's an award ticket. You don't earn airline points for the flight.... but you also (potentially) pay less in taxes and fees.
So in the case of coach fares you'll usually want to run the math both ways to see which makes sense for you.
(I mention southwest specifically because their points via transfers are nearly ALWAYS worth LESS than 1.5 cents, and they don't really have anything but coach seats to buy to get higher value... so sometimes the portal and earning miles (but paying some taxes) makes more sense than transferring--- this is also sometimes the case for coach on other airlines but not as often).
Couple of questions for you. When exactly did you apply? Are the pending points you found on Your Dashboard of your Ultimate Rewards account?

Unfortunately the purchase that brought me to the $4000 threshold just shows the 80,000 plus the pts earned for that specific transaction. Nowhere does it show the 20,000.
Don't panic. Wait until your billing cycle closes and see the actual points posted to your account. It is possible the UR system works differently for different accounts. If you don't receive 100K points, call Chase to rectify your issue. You applied within the period when 100K pts was offered, so I am not worried too much. Be prepared to show Chase the supporting documents. Good luck.
