I mentioned the offer to my wife who is a Chase employee and she pulled it up on her internal system. It had a note that they had additional offers if you apply in a branch. You get the 100k points, 1st year AF waived, and a $50 grocery credit. So essentially an extra $145 for applying in the branch.
Wow. No brainer if you are eligible for the bonus.

Charities show extended through 12/31. Grocery/home improvement DO NOT. Now they might. But its in 6 days. I'm just saying I'd wait the 6 days to see what they do before figuring out where to meet the spend.
This is much clear. His post was misleading. If he could have told us straightly the actual date of the bonus posted to his account, that would be much better. Thanks for the clarification.

While Chase says that "points earned through the purchase will be deducted from your point earnings (which can include bonus points)", I've personally had at least one large purchase refunded and Chase did not follow through with taking back any rewards points.

I can't confirm 100% but I think some of my returned Amazon and other returns counted towards the $4k even though the points from the purchase are reversed. Again, just to be safe just hit the $4k after the returns.

You are right on all counts. The $50 is available online as well. And you cannot use a referral link for in-branch sign up. But then the referral link doesn't net you anything extra (unless the referral is from your own family member).
All purchases should count towards the limit. No reason why the categories you mentioned shouldn't count. The home tax especially is a good use for it. I and my wife debated whether to use it for that (we just bought a house so it was our first home tax payment). But at my place credit card payment incurred an extra 3.5% fee. So it dampens the $1000 cash back significantly.

Most things that you PAY for will count.
Specific exclusions listed under the Offer Details: "Purchases" do not include balance transfers, cash advances, travelers checks, foreign currency, money orders, wire transfers or similar cash-like transactions, lottery tickets, casino gaming chips, race track wagers or similar betting transactions, any checks that access your account, interest, unauthorized or fraudulent charges, and fees of any kind, including an annual fee, if applicable.
So, paying for any sort of taxes, bills, rents, mortgages, insurances, fees, fines, tickets, utilities are eligible purchases.
The problem areas are in "similar cash-like transactions". Things like buying bit-coin or sending money via PayPal are not eligible. Buying gold and silver are touchy areas: buying the precious metals themselves probably are okay, buying certificates for them probably are not. Practical experience has shown to date that Chase hasn't had an issue with customers purchasing such cards. However, that doesn't mean that they couldn't change their mind tomorrow and deem such purchases as similar cash-like transactions. Some customers rely on the theory that the coding by the vendor offers enough assurance that it is safe to purchase prepaid VISA or MasterCard gift cards. Other customers simply avoid such purchases and choose to buy proprietary gift cards (Home Depot, Macy's, Walmart, Amazon).
