I mentioned the offer to my wife who is a Chase employee and she pulled it up on her internal system. It had a note that they had additional offers if you apply in a branch. You get the 100k points, 1st year AF waived, and a $50 grocery credit. So essentially an extra $145 for applying in the branch.
Wow. No brainer if you are eligible for the bonus.

In the chase travel portal, select the option to pay with a combination of points and credit card. Designate $50 to charge to your CSP credit card and use points for the remainder. Your credit card account will be reimbursed the $50.

The critical part is to do it all through the chase travel portal.

Thank you very much, VioletMarmot560, for the quick reply confirming paying $50 using CSP and rest with points (through Chase Travel Portal) would trigger the $50 hotel credit/reimbursement.

One more question based on your experience/knowledge.

One of the hotels I'm considering states a $40+ "Resort Fee" on hotel's own Web site.

There's no mention about that $40+ on the Chase Travel Portal other than the generic

Your first assumption is correct. Only upfront charges through the travel portal are eligible for reimbursement. Resort fees are typically added upon check in/out, at which point you'll use your CSP, but not reimbursable.
