Also, when this first came out I tested it and it was pretty darn good for under $80 or whatever it was back then.

In my personal experience, the Netgear has really good range. Our home is all brick with a lot of concrete. That unit really did a good job of covering the 4700sqft.
I only just upgraded to the Deco EX5300 mesh.
Have a 1Gig fiber connection, so a 2.5Gig ethernet port is required on the WAN side.
My WiFi coverage is understandably excellent.
That said, I'd rather get an Asus brand if possible because they're the only brand with mesh using ethernet backhaul.
Can't beat this for the price though!
But if you are just using it as-is for an extra access point or repeater it could be a good deal.
