But performance aside, this is a great value. The motherboard is worth around $200, the 12700k $300, and RAM $40. So $540 of product for $350.
The processor will still chew up anything you throw at it and I have the z790 version of that board for my 13900k and it is wonderful; packed with good connections and options.
I'd wait for matching RAM to go on sale and then buy at least one more stick but being that RAM is so cheap now I would rather get three and max out the board.
This setup calls for an air cooler if you want stability. I've got a Noctua NH-U12A for mine as these professors are very hot and hard to tame but that fan is like half the price of this system and I think you can be aas with a lower cost one. I would look at the Noctua D-15.
Get the biggest GPU you can afford and throw it into a Fractal case (I love the Torrent) and you're not only good to go, but you'll lead the pack for years to come.

I finally realized that I don't game that much and that the only upgrade I really did in the last 10 years was the CPU, and for my use case only $350 for a very *nice* upgrade to my aging PC was just too good to pass up. Because I'm more into motherboards than I am CPUs, I also wanted one of the nicer AMD or Intel chipset motherboards (e.g. Intel Z series), which steered me away from AMD's/Intel's B chipsets which are perfectly good.
The RAM included in the combo is f4-3200c16d-16gvkb, which Thaiphoon Burner reports as using Samsung's K4A8G085W[B/C]-BCPB chips. They are either C-die or lower-binned B-die chips and these sticks probably won't overclock much if at all. I got a $40+ Thermalright Peerless Assassin 120 to cool it and the front fan on this dual-fan cooler needs to to be installed a couple millimeters high due to the bulky heat sinks on these RAM modules. I've only had this combo up and running for a couple days and so far I'm happy with it.
Edit: The motherboard shows that it's version 1.3 down in the bottom-left corner. Hopefully, there have been some refinements since the original release.

If something happens to your board or CPU a couple years down the line, now you are either gonna have to look for an old gen replacement (used on ebay?) or toss this RAM, because future boards and sockets aren't gonna support DDR4, just like all the boards of recent memory didn't support DDR3.

The system I'm upgrading from was originally an i3-2100 on a Gigabyte Z68 mATX with DDR3 which was at first upgraded to an i5-3550 (used eBay) and then just recently to the Xeon equivalent of your i7-3770 (used eBay). So basically almost exactly your system.
I will say one thing about this $350 deal... It's a slightly nicer-tier motherboard than the $550 one and it's got S/PDIF and a good audio chipset, both of which I can use with my old stereo receiver. (It's a Yamaha, and like my old Gigabyte board, it just won't freakin' die!)
Beyond the better performance, one final advantage of the $550 deal is that if you have to buy Windows every time you upgrade, your purchase will give you a couple extra years over mine with the same Windows license. Luckily, I had an old Windows 7 DVD lying around and the code from that worked to activate Windows 11.
