I wouldn't be building an 11th gen at this point, unless it was closer to $200. 11th gen and older have the Downfall vulnerability, and could see a solid performance loss.
12th gen, you could buy now and in a year or two upgrade to the 14th gen Raptor Lake refresh. All LGA 1700 motherboards (z690/b660/790/760) should be able to be BIOS updated to handle 14th gen.
