Let be clear on their unlocking policy. There is 365 days waiting time, and also the phone should have service for 180 days within 365 days. This is per my recent conversation with their customer service agent.
Please remember that their unlock policy criteria does not specify automatic unlock regardless of the service time.

If I activate the sim from Metro on the iPhone 12 from this deal, and then remove the sim and use it inside another phone. Is it going to jeopardize the iPhone 12's chance of being unlocked a year later? Thanks.

I can't confirm it, but I saw this poster by someone else, and it's in the top comments.

Edit: Finish online activation from the order status/tracking page first and then:

Turn on phone and go through setup using wifi -- it'll install Metro eSIM automatically
