I work with Better,com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

And I contacted better rep, and send her the chat history with Amex. She said I'm good to go, and she will make sure my application was tagged as Amex and received the credit.
So to answer your question, seems like on better.com side, they do keep some note on each application.

Matched - 2.25% for 15 year..... 425$ (A+B+C - lender credit) before the $2500 amex credit.....

Apparently the actual funding does not happen for a few days.
Anyone know what that means? What happens in the days in between? Do they do another credit check or require more paperwork? Any chance it does not close at that point?

Before the match? it was 3.375% with money out of pocket.
After somewhat Match its 2.75% with -$400ish credit.
All the emails mention the Amex deal and even the automated emails have Amex referenced in them so I hope that i don't run into any issues....
Also, I did get emails directly from Amex about this and even Rocket Mortgage that I accidentally deleted but looks like no one even talks about them and I forgot to apply to them as well

I had amex # task show-up 3 days ago. I have an email from them and the concierge spoke of matching the rate and amex credit on the phone. Even if I don't get the $2500 credit. This refi is fantastic savings for me.
Probably will start an application on 25th July for a 3rd

Thats not what I said so here is the clarification:
A+B = Small Fees are there
C = Title Fees that will be what they will be around $1600
I-J = All prepaid (taxes and escrows).
Better is giving me a flag -$400 towards closing so I'll have costs from above but with the credit and the $2500 I should be netting almost a zero cost refi this time around for 2.75% 30 year with $230 balance in PA.
