I locked my rate with WM and I shared my Title company info with them. I asked for LE they are saying i should be getting it by Wednesday. My appraisal has been waived, Does anyone in this thread received an official LE from watermark?

I don't have any competitive (official) LE to match with Better, very frustrating...

Ouch, what are the loan terms. I was told better is not matching anything less than 2.75%

300k 75% LTV escrow waived. Better said 2.875 was best they could do

Same ballpark, 60% LTV. May be take it and pocket the $2500 AMEX and refinance again in couple of months?

Couldn't get them to break even on 2.875 including the amex offer. Must not be hurting for business

I emailed them after it had been almost a month waiting for the Title to clear (an issue with the home equity loan not being shown or something). They emailed me back saying they would extend the rate lock at their expense. I don't think I'll need them to do that, though, since I'm set to close tomorrow and still have 6 days until rate expires.

Now, my Processing Expert was out of town, so the next level supervisor said they'd extend the lock. Not sure if that always requires supervisor approval.

I submitted an application with Watermark this morning. I got a rate of 2.25% on a 15 year fixed with $1500 lender credit. But they also have an origination fee of $1500. Apart from there is 3rd party fees like title etc for 2.4K and appraisal cost.

But the Watermark guy refuses to give an official LE estimate without locking the rate. Any thoughts how to proceed further? What are the implications if one locks in a rate? Are you bound to continue?

There doesn't seem to be a cost to lock the rate though. With out the LE can't go to Better as their advertised rates are nowhere near.

Hello all,

I have a loan locked with Lenderfi and they already issued preclosure document. In the past Arnold shot my matching down couple of times so I moved on. But since the deadline is approaching, I applied one more time and now better is matching along with the rebate. If I back out of Lenderfi, would I get in any trouble other than feeling guilty for the person I am worming with Frown

What is everyone's thoughts on taking a 3% versus a 2.75 to get $3306 in credits versus $400, to pocket about $1300 after closing costs versus owing about $1600 with the intention to refinance after the Amex credit hits. A lot of risk of rates going above the 3 mark? I want a sub 3 rate and would be happy under 3, but if I can profit more taking a 3 and in a month or 2 get sub 3 and even use some of my "profit" to pay points. A lot of risk here?

The rate is what they'll match. APR is calculated based on the rate and the loan costs. If they matched the rate and matched/beat the loan costs, then the APR would be the same/lower, respectively.
