Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

I think this is pretty much what most lenders other than the very low priced ones are doing. I think even better.com follows this policy to artificially inflate rates when they volume is very high. Only a few like loan-cabin and watermark are likely not following this policy. In that sense, it is good that box is listing it up front and not having to second guess why rates are higher even though all market indications show that rates should be tending down.

Here is one other low priced lender that does not inflate:

For the 15 year 2.25 rate 250K loan amount, they currently have lender credit covering their 1400 origination. (Not the best out there, but probably very close)
The other good thing about this lender is they do not inflate the title insurance and appraisal costs either - at least for where I am. So if you are looking for a LE that is realistic in all the sections, this might be the lender to go to.

I submitted an application with Watermark this morning. I got a rate of 2.25% on a 15 year fixed with $1500 lender credit. But they also have an origination fee of $1500. Apart from there is 3rd party fees like title etc for 2.4K and appraisal cost.

But the Watermark guy refuses to give an official LE estimate without locking the rate. Any thoughts how to proceed further? What are the implications if one locks in a rate? Are you bound to continue?

There doesn't seem to be a cost to lock the rate though. With out the LE can't go to Better as their advertised rates are nowhere near.

I am in Califonia.
510,000 loan amount ~40% LTV
A+B+C =~ 1367 with lender credit $1628

Should I still try to have Better.com match so I get extra from Amex offer? How's better.com response and process ?
Rateplus agent is pretty quick response so far.

May be he is just expecting a verbal yes from me to lock. He sent me a loan estimate without the $1500 lender credit now.

He says they incur cost on the application and only if one locks he would be able to add the lender credit of $1500 to LE.

So should I ask him to lock and ask for an updated LE with the $1500 lender credit added?

There are probably too many doing this now - getting quote from them and asking Better to match. So they have wised up. Remember that there is no certainty that Better will match such low rates given that few have been rejected in recent times. So proceed as you intend to complete the loan with WM. There is no penalty for locking and not going to completion unless the terms specifically state so. I have not seen any such thing in the terms.

I my case I am already at 2.75%. So locking with WM is not of much benefit as I would still end up shelling out over $3K towards 3rd party costs + appraisal fee. Although rate drops from 2.75% to 2.25%, I might save may be 4K over the life of the loan after the above costs I incurred towards this refinance.

Instead if I could get a 2.25% or even a 2.375% without out of pocket costs or less than 1K out of pocket costs then it makes sense.

You can lock 2.25 with WM and the same rate lock will apply for the 2.375 rate with enough back to cover all your costs if you decide to go with WM. It is the case with any lender. If you lock a rate say 2.25 then higher (with additional credit)) and lower rates (with additional points) are also part of the same rate lock for the same term. At any time before final CD is issued you can ask the LO or processor to change it to the higher or lower rate with appropriate credits or debits.

Agreed. I'd much rather they be upfront with their limitations than take days to respond to simple requests. I just remembered we did a mortgage two houses ago with Box Home that was fairly painless. Didn't think to work with them again but will consider it.

On a side note, I did ask the WM guy for details on both 2.25% and 2.375%.

2.25% gets a $1500 lender credit with $1499 origination fees. There is something called a WM fees of around $2.

2.375% is worse. While lender credit is higher at $2100 with I think same $1499 origination fees, they are adding some thing called WM fees of another $645 which makes it less appealing.

So, credit seems to get better only with higher rates of 2.5%/2.625% as compared to 2.375%.
