Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

Box Home Loans came through for me.

I mean watch out for their Lock Cancellation Fee of $450, but at 2.75% for $366K and 30 years, they were extremely professional, super quick to both communicate throughout the process and to bring me the option to close in like three weeks... I closed today. Recommended.

I would like to thank the creators and contributors of this thread without which I would be paying a lot higher APR with huge fees.
I would like to thank the Underwriter at BMO Harris Bank for not working with me on an identical loan with a lot higher APR with thousands of $ in higher fees, which lead me to this thread and Box Home Loans.

I would beware of getting rates from advertisements. They mean next to nothing.
Only when you get the official Loan Estimate do you have something real AND THEN ONLY if you immediately lock the rate, if you wait, they will tell you 'that was yesterday' - today is a new higher rate. So paid ads mean nothing in real life most of the time.

Many of the places offering actual deals have been mentioned in this thread. If not, it's kind of a red flag for a rate that is low for advertising purposes only.

You can shop for your own Title Services vs what the Lender picks. In majority of the cases and states Radian Title is the cheapest I've ever found.


Radian is being annoying and no longer directly provides you with a quote and Better.com is being annoying by not requesting a quote. What you need is to tell Better.com that you'll be using Radian Title Services as your TItle Company.

For Jumbo, I have seen better rates at Ally Home (you can get rate on their website); Some of the bigger banks reduce rate by 0.125% for every $250k asset (say 401k, stock trading portfolio) moved to them. It doesn't need to be permanent. You can revert those after loan is closed or whatever is the fine print. In august, a friend got around 2.375%-2.5% when rates were 2.75%, for a jumbo loan in CA (Purchase - Wells Fargo ) . Same agent, for refinance, was not willing to match the rate.

Actually, I locked in with Better.com for 60 days until closing, 2.75%, 30 yr, $681 credit + $2,000 Amex statement credit and radian title. Couldn't be happier. Thanks everybody for your help.

I did this about 10 days ago before rates spiked.

After shopping and applying at over 10 places for my refi..

$475k balance
$650k property value
750+ credit score
Solano County in California.

Most were able to get me 2.75% 30 year fixed.

Went with LoanLock. Steph was my LO worked great and just closed on the 8th of this month and it just funded on the 11th.

No fee refi.
Had to pay 6 months of escrow
Waived appraisal
Able to save over $600 a month. No more PMI (~$300) and my original rate of 3.99 to 2.75 (~$300).
Wish I took some $ out to keep some in the bank for emergency, but just wanted to close asap to secure rate.

Will worry about cash out refi later or HELOC.

Optimum Mortgage was my second* choice for NoFee. They were great to work with (LO was Lee), but I finalized with LoanLock.

Started the process mid December with LoanLock. I actually started shopping in Nov, and started with Optimum.

Some others I applied and worked with:

Better
LoanMonkey
CMC
Homefinity
Watermark Capital
BlueSpot

Only Optimum and LoanLock agreed with a no fee.

I am looking to purchase a home that needs significant work, so looking to do a 10% down and use the balance of our funds for the renovation and later either refinance or have a PMI removed through an appraisal. I need to go with Better as I am using their real estate services for the rebates as well as potentially using their cash offer program. How quickly would I be able to refinance the house once it is purchased considering I would have PMI on it, my goal is to quickly refi'ed itonce the renovations are in place. Better isn't the best rate, I am seeing a 10/1arm @ 2.5 as a local credit union - not sure if they will bother matching that as they have me by the balls given the real estate services - given the the large rebates I am ok to pay a higher rate for about 6 months knowing i can refi.

Slightly off topic question of help related to Title and Deed - I would like to transfer my current Deed/Title that is on my name to my LLC.

Reading up on the county resources and doing research, one can do the process DIY but need to have proper code or can hire someone to do it. I will also reach out to Radian that is mentioned here a lot and see their prices.

Any experience with doing so or any reasonable Title companies you have used to do so? Thank you for all suggestion and pointers.
