S21 vs S20:
* Glass to plastic.
* No more SD card support.
* No more headphone jack (S20 didn't have this feature either)
* No more MST support for Samsung Pay... literally the only feature that set it apart from Google Pay and Apple Pay is gone.

* Box doesn't include charger anymore (but a USB-C cable is included).

For people who don't know how to claim that up to $200 credit through the Shop Samsung App: Tap the three-bar icon at the left top and choose "in-box". You will see inside it has a link like "see if I am qualified". Click that and enter your IMEI. If you are qualified you can follow the steps to fill out your information and upload the receipt

I would not promote a deal that I did not think was slick myself. I bought 4 Galaxy Watch3 which came to 23$ each after trade in and 100$ accessory credit. My trade-in cost me 70$ on ebay + tax. So $23 + 70$ = 93$ for Watch3 excluding taxes.

PART 1.The official trade-in value you see during the process is less than the $800 offer, because that's the trade-in value that Assurant (the phone goes to them not directly to T-Mobile,) pays for said phone. The Trade-In "agreement" is for the Assurant value amount.
PART 2. Once Assurant has received, assessed and accepted the trade-in, T-Mobile adds the difference in the form of bill credits to total the amount of the Promo.
So it shows Trade-In value $80, yes, that's what Assurant will be paying for the phone. T-Mobile will add $720 to that and spread it all out in credits for a 24 months term. A couple of days after submitting the trade-in, your account should show the promo in the EIP section. The promo name will be shown there and "Pending Trade-In".

A $175-$200 S9 phone gets you S21. Fi will cost nearly $500 for S20.
Even though S21 is typically seen as a downgrade, S21 does have better (faster and more efficient) processor, mmWave 5G over S20.

Fyi, eip document will not show the monthly credits, you will have to monitor closely. Just like the S20FE preorder, a few days after the phone ships you will see a promotion code applied to the relevant phone line that looks similar to "2020 Samsung Trade P13".
I am not sure about the $100 credit and the smart tag, but like others said, it may just be logging into samsung app on the S21 to redeem.

I'm sure your S9 has a setting to run the display at 1080P+ resolution to save battery. So, at a minimum, you will get better battery performance. You can turn this mode on to see if you can tell the difference between FHD+ and WQHD+ resolution. To make up for it, you will get 120Hz display which you can really tell.
You should be fine with 256GB since you didn't even use your SD card. However, remember, S21 can do 8K videos that will eat storage like nothing.
Other than that - it's a win in everyway. You will get all the 5G bands (Tmobile) including mmWave, serious camera upgrade, Gorilla Victus protection, newer OS + guaranteed upgrades and new battery - all for $50 + tax.
This is a great deal.
