I mentioned the offer to my wife who is a Chase employee and she pulled it up on her internal system. It had a note that they had additional offers if you apply in a branch. You get the 100k points, 1st year AF waived, and a $50 grocery credit. So essentially an extra $145 for applying in the branch.
Wow. No brainer if you are eligible for the bonus.

I'm going to be staying at a Hilton for about 35 days starting next month. Trying to figure out the best card to sign up for to either get the most cash back on the stay or free nights. It seems if I sign up for this card I could redeem $1000 back on my $4000 stay? Would a Hilton card give a better return than that?
I have Hilton Honors status but no Hilton card. My Hilton Honors app says I can get a Hilton Amex card with upto 180K points with a 2K spend in first 90 days and a $95 annual fee.
I can also get upto 130K points with a 1K spend and NO fees.

Confirmed you'll get the $50 grocery credit even if your banker didn't mention it (mine didn't, applied 06/18). The credit shows as soon as your expense posts. Rushed physical card took 2 business days to arrive.

In-Branch offer has older materials.
It will list as 80K SUB, but it'll actually be 80K SUB + 20K Bonus.
Most, if not all branches, are offering this, but it'll depend on the knowledge of bankers understanding this offer.
Here's a couple of takeaway notes:
Whatever you do, do not cancel your previous Sapphire card! Do a product change and downgrade to some Freedom product. Cancellations will force you to wait 30 days before you're eligible to sign up for a Sapphire product again.
Like everyone said, check inside your Chase app to see if the Sapphire Preferred is available for sign up. You should see a Learn More button to apply online. But don't. Try the following before applying online.
Schedule a meeting with the banker. Call a local branch or schedule one online.
Give them your ID and see if they can pull up the Sapphire Preferred for you to apply.
If they cannot, it probably means the back-end system still has remnants or traces of the fact that you had some sort of Sapphire product. If that's the case, ask your banker to create a new profile and then apply.
They will use your ID to enter name, address, DOB, SSN etc. Once they create a new profile, the Sapphire Preferred should pop up as an option. Have your banker apply for this card in this new profile.
You should be accepted on the spot. If not, call the support line (877-770-8065) right away for quicker approval. Provide the reference number on the banker's screen. They will let you know if there are any issues. In my case, I had too much credit on my other Chase credit card. They transferred credit from the other card and used it to open this Sapphire Preferred. Once I gave the OK, they put me on a hold and completed this. Saw the credit limit from my downgraded Sapphire Reserve/Freedom Unlimited immediately deduct.
Before the call ends, ask for an expedited shipment; they will put you on hold and transfer to customer service. They will confirm name, address, phone number, and a 2FA code. The card should arrive in 2 to 3 business days.
Have your banker combine your two profiles together, keeping your existing/original profile. Once you leave the bank, the card should show up in your current profile (on the banker's screen) and in the Chase app within 15 minutes.
As with everything, YMMV. Hope this helps!

Got it approved finally, beware Chase may close your card if no use for a few months. I lost 120k in one of my accounts, fight hard but no luck.
I got some bonus from them in the past like Sapphire Reserve, glad to approve my application again this time.
Not to Monday morning quarterback, but ALWAYS transfer all your points to one active card. I used to always transfer my points to CSR portal and now will transfer them all to CSP portal

I travel a week a quarter for business and yet, I never bothered to get a Hilton card as I don't know much about the points. I am a straight up cash back guy.

Honestly I just add the card to my wife's digital wallet and she uses it everywhere they accept it. She's never run into issues.
I know one can transfer Chase UR points to Southwest Rapid Rewards. But can you split the 100,000 points multiple ways? For example, can I transfer 25,000 points to each of the four members of my family? 25,000 points to each of our Rapid Rewards accounts??

They are worth (supposedly 🙄) about .4 cents/point. For 180k that would be $720 (again, supposedly).
