Why not just buy this and trade in to Best Buy for the 13 mini? Upgrading from 12 to 13 costs about $80 (assuming you're not in CA where the tax is much higher) so you're looking at paying under $400 for a new iPhone 13. You could even upgrade to a higher end 13 for a few more $. The BBY deal is probably one of the best ones this year if you have an iPhone 12:

I have Total Wireless, and plan to keep the device for 12 months anyway. Note that the referral program is generous, and you can essentially go the first 5 months for a total cost of $50 for the service using the referral codes ($25 each of the first 2 months, and the next 3 come free with the code ... this if you don't use much data, or 4 months if using more data) (you can add as you need) ... and it's Verizon towers ...

Have you actually tried it? I believe T-mobile charges full month even you only stay in whatever postpaid plan for 3 days, which is minimal time to get the phone unlocked. At least that's what T-mobile told me, so I cancelled my service in the 3rd week of the month.

I am currently on T-Mobile since Oct last year, so haven't tried creating any new account. However, for any postpaid account, I would be surprised if you are charged in full for a partial month. You will get a check sent for any credits remaining. After Sprint was bought out my T-Mobile, I ported out of Sprint / T-Mobile and they sent a check for $1.xx for remaining credits on the account. Unless you are on a prepaid plan, you will be prorated. I have done this in the past with Verizon and Sprint during 2018 and 2019 BF deals.

I noticed the fine print on Best Buy's trade-in page states:

It might be referring to the phone you buy rather than the phone you are trading in.
On the website, when trading in your phone, you're only given the option to use Sprint, Tmobile, Verizon and AT&T. So I'm assuming this is how they filter out a prepaid phone because when specifying your device, you could say 'unlocked' which can come from anywhere.

Edit: you also have to verify your provider via a text message so you can't lie either

For those who wish to make R-sim as easy and painless as it sounds, beware the downsides [imei-server.com].

This is why I prefer real unlocked phones over R-sim.
