The relatively slow latency (CL22) and "pro" moniker are because this RAM is JEDEC compliant at 3200mhz. So while this might not look as fast as other 3200mhz XMP RAM, that because most 3200mhz RAM achieves it's speed by overclocking (yes, XMP is technically an overclock), and many pre-built and professional systems may not even provide a bios option to enable that speed. On those systems that "faster" XMP RAM will get stuck at whatever the default JEDEC values are, usually something like 2400mhz.

So if you've built your own gaming system, this is probably not the RAM for you, but if you have an OEM/pre-built PC that doesn't have RAM speed tuning options in the BIOS, then this is just what you're looking for.
rank and configuration = 2Rx8 or 1Rx8

People sometimes get confused by the single or dual rank thing, when you see the 2Rx8 the most important part to pay attention to is the x8 part. X8 means it's good. If you see an X16, then it's downgraded and lesser. That memory can be upto 20% slower despite being the same speed.

The universal compatibility is for 8th – 13th Gen Intel Core or AMD Ryzen 1000–5000 Series desktop CPUs.

I have i5-6600 (6th gen) with a z170 mb setup. Will this memory still work?

Nah x16 has better oc potential so if u tune ram it can actually be beneficial for intel

6600 uses DDR4 memory. It should work. It probably won't run 3200, but it should work.

If you are nervous about it, you could always run through Crucial upgrade advisor:

Did you not read any of the product descriptions where it says in multiple places that it will only reach 3200mhz with XMP turned on? The chips are most likely running at 2666mhz like most of their "pro" series crap does without an overclock.

Unfortunately that's not true, it's been tested that the x16 memory is significantly worse than the x8 memory. Here's an example.

Why have a 20% worse off starting point that you have to tune up to be halfway decent?

This RAM "supports" XMP for situations where the motherboard downclocks it. An example in their description: "Supports Intel XMP 2.0 to recover memory speed if the CPU suppresses it in 4 DIMM configurations". So it supports both JEDEC as well as XMP at the same 3200mhz speeds.
