Got one off of auction site for $50 with a broken plastic collar. Collar was just $8 from Moen. Really easy DIY solder installation. No bypass needed. Just keep the spacer tube and use it to replace a failed unit by turning of the main water supply, removing the Flo and putting the spacer in its place.

Has been working perfectly for about 6 months. Test mode came up with a tiny leak at a toilet that I quickly fixed. Have to put in sleep mode before the wife washes her long hair, or it thinks there is a leak and sends a warning before shutting off the water. The Flo tests itself each night by shutting off for about a minute and then turning on again. it does buzz as it turns on and off.

Moen changed the impeller design to reduce the problems of rusting that users report. Even if you get rust on the impeller, it is a really simple fix, or just replace it with an $8 kit from Moen.

Our insurance company offers about 25% off for these, but the negative reviews are overwhelming! The Home Depot listing for this is littered with bad reviews.

I've had mine for over 4 years, no issues and it has saved me from both my laundry room and kitchen getting flooded in two separate occasions. Plus probably about a hundred other times when a toilet handle or flapper gets stuck. I wouldn't hesitate buying a new one if my current one dies.

I would rather spend $500 again, than go through the hassle that is insurance claims in my state and then getting dropped from my carrier for having filed a claim.

Wondering the same if the two leak sensors are worth it from this deal or just go with the lower price at Amazon. I don't need the extension cord.
I went ahead and ordered the one from Costco because the Costco version states a 5 year warranty vs 1 year from Amazon.

Where is the best place to install this?
You can install it outside but I recommend inside as close to the water entry point as possible but after your PRV. That way it is protected from the weather, can stop all leaks past it and it will measure the water pressure that your appliances will be subjected to. PM me if you have any questions.

You can get a comparable solution with YoLink and for a lot cheaper. Plus they have a lot of other things too. I have one that is an actuator that attached to the shutoff valve and moves it if one of the leak sensors detects water.

I have a leak sensor in the drain pan, one on the floor and one under the hot water recirculater and all three will engage the shutoff valve if any detect water. Plus they have temperature sensors, smoke detectors and a lot of other stuff.

The YoLink water leak detectors and shut off valves have great reviews on Amazon as well.
Absolutely agreed about the Yolink system. I've had it for a year and it works great.
I have wireless leak detectors placed below each toilet in case one of the supply lines rupture (very common) or if the toilet overflows, a detector at the washing machine, water heater and dishwasher. At the slightest sensing of moisture the water is automatically shut off at the main incoming line and a notification is sent to me via the app. The good thing is that if the power is out it doesn't require the optional hub and web connection since the valve and wireless detectors are all independently battery operated. The hub and web facilitates remote notification via the app and enables the ability to remotely manually shut off the main water supply.

I installed one a few years back and the flow meter stopped functioning. There was a design issue with the turbine flow meter and this was a very common problem. Sadly Moen would not stand behind their product and the only option is to purchase a new flow meter or replace the unit. I'm not sure if they've fixed that issue but I would be cautious if you really need the flow metering functionality.

Yolink has shutoffs that can bolt onto existing valves, or built-in shutoffs like this one. They integrate with a whole ecosystem of sensors, so you can program if/then actions for all of them. And they have a speaker hub that can announce alarms. So, for instance, when my basement water sensor triggers the shutoff, the hub audibly says "Water detected by basement floor drain. Water main is shut off."

If it was a false alarm, we know exactly what to do to fix it. Or, if it's a real alarm, we know exactly what sensor was triggered so we can fix it on the spot.

They also have water level and vibration sensors, so you can monitor swimming pools, cesspools, and well pump controllers.

Edit: Weird - I went reading through the comments and didn't notice others had posted their Yolink experience. I'm glad to see I'm not the only one!

Had this installed (came with our new construction build). Lasted only year and half before malfunctioning. The wifi no longer works and cannot connect to flo server. At this point, it's a dud. Flo support offered replacement at same retail price. warranty is worthless
Costco warranty is 5 years. Your one with house is 1 year. Amazon is also 1 year.

Use citi credit card brings warranty from 5 to 7 years. I use citi premier card (99$ Af/year). I put all electronics spend on my citi card. Over years I've had 2 laptops and an iPhone fully refunded when they broke. All claims done by web form and email. No calling. Refund goes back to card.

In absence of a citi card, other card companies do similar. Worst case, always get warranty extensions on electronics with MECHANICAL PARTS. Things that move can wear out and break. You can literally guess if something will break based on reviews.

Problem is Yolink isn't a know brand and if it disappears, all the hardware will be useless?

"dropped from carrier for having filed a claim"...doubt it. It would be many claims in a short while and if the insurance companies dropped people for one claim, they'd be out of customers pretty fast.
No they won't. Insurance companies have new customers being built every single day. They also have what they call reinsurance to cover themselves from claims.

I guess you've never heard of Florida.

In 2012 I filed a claim for water damage in the garage related to a window. Was paid off, fixed. Then dropped from that carrier upon renewal

In a new house 2018 after home builder warranty expired I filed a claim because the AC vents were leaking into the attic causing condensation issues which ruined a couple ceiling spots. Less than $4k in damage, filed a claim. Dropped next renewal.

2016 on my rental property, the hot water heater started leaking, got the closet, drywall, and some of the carpet wet. I called to attempt a claim, I didn't have water damage coverage so I hung up and that was it. Next renewal cycle I was dropped from that carrier. Every insurance company I called would ask me if I fixed the water leak and asked to provide proof. Even though no claim was ever filed. Same property was dropped from the next insurer I had because they drove by and didn't like the way the roof looked, with pictures which what they highlighted was an overhang that was not even part of the roof structure. Now I have to use the state sponsored insurance(which is now the biggest insurance supplier in the state because the government wrote laws that got taken advantage off)

My parents in 2018 also filed a water damage claim on their property, denied renewal.

One of my best friends, last year filed a claim for his roof. Finally got paid 8 months later and got dropped even before he got paid out.

If you have time I have a long list of more examples. As climate change, natural disasters, and just homes and the stuff in them gets more expensive. Insurers will get more stringent in other states. Same thing is happening with cars, as they get more expensive to fix so will your premium.

I bought this earlier today. My water company has a $100 rebate as well. Check your local water provider and they may have one too. I haven't checked but some home owners insurance I've read give a discount when installing these.

How do it know?

I read into the reviews it seems some think it's due to heavy sediments in the water building up on the impeller. I was thinking about installing a sediment filter before the valve. Maybe it will help extend some of my other appliances or water heater too.
This is not the issue. You can actually wash the impeller to remove anything on it. The problem is the magnets inside the impeller the rust and fall apart. Mine lasted one year

Yes that will help. Bought mine at HD and lasted a year. 5-year warranty is a necessity
