I have yolink and love it, detected leaks and notified my while out of town, and used their water main shut-off which saved us thousands. I agree the 900mhz gives great battery life and longer range.
I have about 30 yolink devices stuffed around house. Each toilet and water sink has a water leak sensor. I put some in washer, RO filter, behind fridge for water line, in attic for AC and water heater drain pan . Door sensor on a fridge to remind of open door. Temp sensor in the attic to remind about freezing temps, temp sensors in the fridges to control defrost cycle (broken defrost heater). Few more temp sensors as a fire alarm. plug connected to another temp sensor to control heater. Their plugs have unique feature - state after power restore - you can select On, Off or Previous state. I don't know other product that can do it.
No issues at all for the last 4-5 years. They offer sms notifications.
It's more profitable to buy their starter kits with coupons like this one. I have like 3-4 hubs from starter kits
Oh, and more , recently added voice alarms on both floors which pronouns sensor name and alarm type. Still thinking to install their water shutoff valve but I'm too lazy.
I have this and it's a pretty good deal. It uses the 900mhz frequency which gives it a much better range and longer battery life. The app works although only email notifications are completely free; SMS had a limit before you have to pay for the service.

You can use their hub and cloud via the YoLink app, that's what I do even with Home Assistant as it all requires the cloud in the non "D2D" mode.
Now you can pair them D2D (device-to-device) but I haven't tried that. I like to observe, write rules/notifications, etc, and pretty sure that is much more limited when using D2D.
Perfect. Is this something one could away with not needing the app locally? Say you had this in a rental and wanted to set up their water shutoff, water sensors, and hub alarm so that anyone there would know what is going on and why the water would have shut off?

I think so, no internet is required and I think the pairing is done by button presses.
But not sure how a hub plays in, you'll have to read in. I think it doesn't use a hub thus no announcements, etc. If the rental has internet, you could put a SpeakerHub that you manage there and it can announce.
So I picked this up and already installed the sensors and happy with how smooth it went but can already feel the need for at least 4 more sensors. Also contemplating their shut off valve to work in tandem with it...but I see they have two different ones?
I have this as well as the water shut-off valve. Easy enough to setup a rule if a sensor trips, it closes the main water valve. No problems. Strong, long range LORA protocol - non-standard but no monthly fees and just use their hub.

I still see it
If they use standard protocols like Z-Wave they couldn't charge you extra for text messaging.
