The Lord of the Rings Illustrated Edition hardcover is currently $40, but can often be grabbed for $25, and it comes with the two illustrated maps, but not the case or the "leaves from the book of mazarbul" or the "king's letter", whatever those things are. Seems like this isn't worth much more than $50.

If the reviews didnt complain about the gold flaking off quickly, and the print actually looked nice to read, it might be, but I agree. Especially since the things you listed are in the other editions, juts not loose leaf cut outs, they're just printed on pages.
