I mentioned the offer to my wife who is a Chase employee and she pulled it up on her internal system. It had a note that they had additional offers if you apply in a branch. You get the 100k points, 1st year AF waived, and a $50 grocery credit. So essentially an extra $145 for applying in the branch.
Wow. No brainer if you are eligible for the bonus.

What is a good value for points? Are these points especially good for book travel/other vs using $ or supplier points i.e. Skymiles.
Since you can get 1.25 cents by default through chase PYB or portal (or 1.5 cents per point if you also have CSR access in your household, a good value is the 2-2.5 cents per point you can get transferring to some partners for coach tickets or Hyatt hotels.... and a great value is the 3-6 cents a point you can get transferring for business class airfare.
(you can get even higher than 3-6 cents pp for first class international, but while coach->biz is typically a huge upgrade on such flights I don't usually find Biz->first nearly as worth the added, often 2x, cost)
Could anyone chime in regarding how the $50 hotel bonus works?. Supposedly you can use it right away if you got the card after the 16th, I booked a hotel overseas thru the chase app last night, today the charge disappeared (makes sense since the booking is in 3 weeks) but how do I know if the $50 applied to this booking?.

I was able to sign up approximately 4 days after downgrading my Reserve card to a Freedom Unlimited. I did have to call the reconsideration line to move some credit line from one of my other Chase cards, but they then approved it with no problem. My wife should get the 20,000 points for the referral, and I should come away with another 100,000. Glad I was able to get in on this deal. I should have my new card in a couple of days.

You can transfer and use existing UR pts to cover your PYB purchases -- I've been doing that with my eligible purchases
No one knows if PYB will be extended or what categories they'll add/remove if they do -- we'll just have to wait and see

There are no answers to your questions.
The only announcement Chase made back in March was that the Pay Yourself Program would be extended through September 30th.
They didn't say the program would "end" on September 30th (that's just our presumption).
They were silent about any further rotating categories.
They have similarly been silent as to whether purchases need to be made by September 30 or whether redemptions must be completed by that date.
And if Chase follows true to form, no further announcements will be forthcoming.
In the absence of any guidance from Chase, I would recommend that you take the conservative approach and assume that REDEMPTIONS must be completed by September 30.
