Been building computers for over 20+ years. Used both extensively. Gaming, graphics, AI, crypto mining, ect.
Ray Tracing has always been a gimmick. FSR is real technology though.
Anyways my current personal device has a 6900xt. Though I have a 9700xt waiting for a new build. I had a 5070 TI but returned it after some testing. I'm just waiting on ram atm.
Intel and Nvidia been screwing up to much on production. Messed up 13000/14000 series of chips(intel) and Nvidia just about always lied or screwed up many cards in the series. the 970, 2070, 3070, 4070 and any TI of those.
The best value cards in Nvidia are always on the 6xx series and TI version with double memory. Example 4060 ti 5060 ti 16gb version. Notable mention for GTX1080 (Thing was a beast at the time) and RTX3080(still amazing card).
Favorite brands for builds is Asus and Gigabyte because of their manufacturing process and post OEM parts used in their cards.
Note price dependant. Current prices right now for performance AMD is just slaughtering Nvidia.
For people that say well my xxx card was great! Good for you but did you build 1000's of PCs and had to deal with RMA and failures? Nope.

Yes the 9070 xt is a little worse than the 5070 ti in raster and a tad worse in RT but it is very close in performance. I would say the main dowsides are much worse PT performance, no hardware SER, no native fp4, worse frame pacing with FG, less antilag implementations, less RR implementation and worse RR in general.
But aside from those minor things the actual performance in raster AND rt is very comparable

As you already highlighted some games favor the 9070XT and other the 5070TI.
I have the 9070XT and while I miss some of the Nvidia features of the 2080TI it replaced, the price to performance still outweighs any majors cons. Under-volting the card was easy and gave some reduced power draw and heat and runs perfectly stable. Unless you have specific needs for CUDA cores, if you're gaming the 9070XT is still a solid choice.
