The X55 is able to connect to both types of network but not at the same time. The X60 breaks that barrier and can aggregate millimeter-wave and sub-6 GHz networks as well as aggregate multiple types of sub-6Ghz networks all at once

Thanks, man! I'm just wondering if you think I even need a mesh router. My friend keeps telling me I don't need it. I have a small house with 3 floor. 1,2 floor has rooms and 3rd floor is open deck..

In your scenario I think Mesh router wouldn't be necessary, unless you want very good coverage on 3rd floor as well. But a good standalone router isn't cheap, avg 200ish, the same price range for Mesh system.
For now I think you can grab this Walmart deal https://slickdeals.net/f/15570286. 2 packs of W6000 (almost the same as X60) for $151 (or cheaper). The Costco model is overkill.
