Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.


If you apply and do no hear back for 3 days, then on the 3rd business day, reach out to [email protected]. They will usually help get a response on your application within a day.

that is very uncommon. Never seen that. Usually selecting higher rate should bring larger lender credit without any additional fee. In this case try the other lenders like loan cabin and one more I posted today LoFi.

The article you posted is talking about "Radian Lien Protection" which is not what Radian Title Services is providing btw as the quotes list title search so that article is outdated or not referencing the same product. Again; I've used them for the last 8+ years when they were called Entitle and now Radian and never had an issue.

I got an updated Loan Estimate from Better.com showing that the Title Fees were updated based on the order placed with Radian and the costs are now down to $14xx vs $22xx that they had quoted (This is in PA, despite our conversations about standard pricing in PA lol).

My understanding is that usually the LE at first may not have the title discount or reissue rate. If you did a refi recently you could get a discount in title insurance part.

Do I get a discount if I refinance?

Yes, if you refinance within eight years. The premium discount varies, based on the number of years since your current loan began. If your current loan was within four years of your new loan, you get a 50% discount on the basic premium. If your current loan was between four and eight years before the new loan, you get a 25% discount. After eight years, you do not get a discount.

For the 15 year 2.25 rate 250K loan amount, they currently have lender credit covering their 1400 origination. (Not the best out there, but probably very close)
The other good thing about this lender is they do not inflate the title insurance and appraisal costs either - at least for where I am. So if you are looking for a LE that is realistic in all the sections, this might be the lender to go to.
How soon did LoFi get back after you submit an application? Did they provide you with an official LE detailing all details including lender credit etc. ?

I have a lender that was servicing my loan in 2014 who I had reached out last week to see what they could do as their letter stated that they'd beat any offers out there.


Not having high hopes and even if they beat it I'd figured it was only by a hundred at best but lo and behold they have taken my Better Estimate of -$2150 for 2.75% and are kicking back a really large credit at the same rate and kicking back almost -$6600. The credit is large enough for me to consider this a "True No Closing Cost" loan and not bring any money to close.



Verbally this was unheard of yesterday and I do have a Loan Estimate reflecting that credit and am awaiting the Lender to "Lock" the rate/credit so I have a solid item to go by and will post the Lender Information here as well. I highly doubt that others will be able to replicate this deal My 227K loan with 47% LTV and a good Debt to Income and Credit score combined with probably some sort of an exemption by the lender........


I've sent it to Better but don't think they'll come close and think they'll flat out reject the match. I'll post the Lender Info and the Direct Contact to the LO who helped me to help everyone else here as soon as I have a Locked LE and the state that they Operate in (PA is obviously one of them Smilie).

LO did get in touch within 1 business day and after talking he provided an unofficial LE in a format that is slightly different from the official one without a credit pull though includes all the details that the official one has. YMMV on getting Better to match that....but worth a try...I have done it once in the past from a different lender similar non-official LE that Better took and almost matched. The said they could do extra $250 or so if I got the official LE which at that point I did not think was worth the hard pull and went with that match.

LOFI is very hands on - they will send you repeated once a day text, email, etc trying to get you to complete full process - so be warned you might need to do disable spam filters for LoFi now and enable them once you are done. It appears 30 year fixed rates have dropped this week as compared to last week. Loan cabin is offering 2.375 now with about 0.7% points for that rate. For stepping to 2.5% or 2.625% it might bring up as much lender credit as you have mentioned.
You mentioned earlier that there is a way to appeal a Better denial. Do you know what that method is ? Is there another number or someone else you call or email to request a reconsideration if you are shot down initially for a rate match?
