When this router came out, it was bug heaven, until the community ironed things out with merlin. And you always want to buy the most popular asus model, because it has by far the most merlin users fixing bugs. In comparison, the biggest-fastest-routers, king spiders, don't get nearly as much support as the leaner pound for pound champs like the AC86u and AX86u. Go 1 model higher, ac87u, barely anyone bought those.
When we switch to 7 in about 5-10 years, we should probably buy the WIFI7 - 86u.

I also have a similar home plus finished basement, and approximately same lot size. I was wondering what modem you have or recommend with this router. I have xfinity as my service provider. Thanks.

This test is on a 11 years old ASUS AC-RT68U using official ASUS firmware. The test server is on the main floor and the client machine performing the test is on the 2nd floor 35 feet away through drywall and all that:

I wanted to move over to Asus's network interface because I have only heard good things. I figured quad band, 6E would be a good place to start. I have Eero right now, but coverage does not seem to be what it used to with network signal/traffic. The UI with the Eero was pretty good as well, but I was not as happy with the fact that they charge a subscription fee for access to their VPN, security, and OnePassword suite of items.
I am curious as to whether or not I need to go with the router I bought above, or OP's? The RT-AX86U Pro is an excellent router in its own right. Reviews I have seen have all been extremely positive. My drawback is that it is dual band vs. the quad band support on the RT-AXE16000.
You be ballin with that router. You will be happy with the ASUS GUI. The level of customization and tweaking is awesome on ASUS routers.

I'll combine all 3 radios (not all 4 radios) to 1 SSID per the attached picture.
